Harbor Hotel Provincetown
Provincetown, 698 Commercial Street 🧭 Map
My second time staying here and it will be the the beginning of my yearly trips. I planning on coming here twice a year. The staff is perfect! Friendly accommodating and just down right nice people. The views are amazing and the water is right across the street. Beds are super comfy. Only thing I would do is update the mini refrigerator. It froze a few things but .....that was fine.
DELIGHTFUL!! Great location- the views couldn’t have been better & you can walk to Ptown to avoid the parking crunch.
Our room was clean, very modern, and comfortable.
The hotel heated pool, water play ground, and padded lounges with clean stainless steel fire pits was the absolute best touch for outdoor living space. I wish we had stayed more than 3 nights.
The rooms were a bit dated, but the beds were comfortable. The staff was nice. We had a great time at the large pool and the poolside bar was good! We rented scooters to go downtown. I suggest the three day rental if you're staying that long. It's quite a hike without them.
We had an excellent 2 night stay while visiting Provincetown. Rooms were clean and spacious with direct access to the pool and entertainment areas. The shuttle service is privately operated and the service is worth the tips as the taxis are overpriced and take advantage of the vacationers. They have figured out how to keep prices reasonable while staffing at a minimum. They are clearly respected in...
Only stayed here for one night and checked in after the lobby closed, but the rooms were very clean and well stocked. The view of the beach is breathtaking and it's not too far from the center. Would recommend driving to the center though.
I loved it.. the rate was phenomenal... they upgraded our room at no additional cost.. thinking of staying again my next visit

Provincetown Inn
Provincetown, 1 Commercial Street 🧭 Map
Looks like a great place to have a wedding. Dalton from Jamaica and Elizabeth from Romania at the front desk are wonderful! The staff is very friendly and helpful. The rooms are expensive but you get what you pay for with the view and the great staff. Remember to be patient with them as the place is so busy that checking in might be a bit difficult.
Nice, clean room with an unbeatable view, and great access to the Causeway as well as walking distance to restaurants in Provincetown. Check-in was quick and friendly, breakfast is reasonably priced for what it is. Just wish they had a more convenient way to purchase essentials and that dinner could be served in the nice breakfast room overlooking the beach, rather than the dark bar. For the price...
The room was not out of this world, it could have been a bit better. But the view and location was amazing. The staff in the dining room were super friendly and so nice to us, love all the ladies we met. Pool time was very enjoyable definitely my favorite time
It was a great place to stay in Ptown! I’m glad that they have both a pool and beach! We got to the beach at 11 and both areas had a bunch of lounge chairs to choose from. The rooms were clean but walls are paper thin. The bathroom was tiny. The sink was so small that the faucet hangs over the whole width of it, so it was hard to brush my teeth without getting the faucet dirty. Also, you could barely...
Had such a wonderful experience here with a large group of friends- everyone who works at the inn are so friendly and accommodating, rooms are clean and well-kept (including an incredibly comfortable bed!), pool is a ton of fun, drinks are delicious at the pool bar, and most importantly, the location and views are fantastic!! Would 100% recommend this hotel to anyone looking to visit Provincetown and...
The P'town Inn is not for everyone. It's not a Hampton Inn. It's quirky. There are painted murals of old P'town scenes in the main hallway. The hallways wind, and the stairways show up in improbable places. But there's a sitting area with a gas fireplace, the ocean views are great, the service is very friendly and the rooms are clean and comfortable. Plus they have a pool as well as their own beach...

Cape Colony Inn
Provincetown, 280 Bradford Street 🧭 Map
We have stayed at various motels/hotels at the end of the cape many times. We highly recommend the Cape Colony Inn. It is an older structure but well maintained. The keys are a clean room and comfortable beds. Also the front desk personnel were very helpful and pleasant. Further, when we called for fresh towels they were quickly supplied. I have seen a trend with various hotels not providing daily...
Great room with the basics, coffee, fridge. King size bed was supper comfortable. very clean room. Would not hesitate staying there again. It is a bit of a walk to the center of town , but free bus service is available. I would recommend taking a bike cab back. you pay what you want.
Let me start with the positives, the rooms were clean and the beds comfortable. The location of the Inn is perfect walking distance form all the festivities and town.
Negatives: Every person I spoke to at the front desk had an attitude. Both women working were not over friendly and rude when I asked questions. I was extremely disappointed on the parking situation and how my complaints were handled...
This was our second time staying at this hotel, and it continues to impress. The rooms are large and clean, the bed if comfy, and the property well cared for. They have a very nice pool to lounge by, and a fire pit to hang by in the evenings if it is cool. Our room had a small fridge and a Keurig coffee-maker with coffee provided. The continental breakfast in the morning is basic (coffee, fruit, cereal...
100% recommended! Very clean and updated. It feels very home like, I'm shocked by the outdoor fire place and fun activities that go on. There's a volleyball net, shuffle board section, a pool, and very close to the main place in Ptown. I'm definitely coming back!!!!
Awesome place. A little off the grid but if you are renting a bike, you wouldn't mind it so much. They have a laundry, a swimming pool, a great bonfire and an awesome complimentary breakfast. Very economical. Staff is very courteous.

I was very happy that I booked my room with Debbie Coan the morning I called for my reservation. She was not there when I showed up for my vacation But the next morning when I went for my breakfast she was there with a big smile on her face, ready to welcome me like as if we had been friends for life. I appreciated her enthusiasm in getting us to the whale watching and telling us the best places to...
What a great visit and wonderful place! After our original trip was put off by an emergency at home Debbie took great care of us. She not only rescheduled us for what turned out to be the warmest November weekend that we could remember, she upgraded us to an ocean-front room that was amazing: right on the beach -- high tide brought the water to about 30 feet from our bed! It was so warm we left the...
What a beautiful place to stay! Right on the water, close to downtown, it was clean and cozy. I proposed to my longtime girlfriend right on the beach at sunset, and it was absolutely stunning! I had originally booked one of the regular rooms and once the staff heard that I was proposing they gave me a free upgrade to the room right on the water with the most amazing view of the ocean. I must of called...
From the day we booked our stay with Athena and arrived at Surfside, being greeted by the front desk and Dan our experience was completely awesome. Athena happily answered all of our hotel and area questions. Dan was incredible with what’s happening around town and places to go n see. Will absolutely return. Y’all should check it out.

What a nice place! Our room was clean & had all the amenities we needed for a relaxing getaway. The location is great, right on the beach with beautiful views! It’s within walking distance to all the Provincetown action yet far enough to relax with a cocktail & have a quiet evening on the patio. The pool is pristine! The manager, Cindy, was very hospitable & her staff were excellent. They enthusiastically...
From the time we parked until the time we left, we felt at home with the most loving, courtesy staff. The weather was perfect everyday and everyone who sat around the fire pit was warm and welcoming. I couldn't asked for a better vacation haven other than to never leave. We will be back!

Very good service, cozy room. Though the pillow cases were very dirty with stains and some maintenance can be done in the room.
Having said that, it's a lovely place overall , with jacuzzi and saunas (plural) , cheese and wine (red only 😄) offer at 4pm . Cute dining area , smoking balcony (yay 😅) and charming place and stuff :)
Beautiful LGBTQ friendly guest house. Room felt upscale and very clean. Gorgeous linens and bedding. Fireplace was not working was my only complaint. Free wine and cheese hour and free breakfast!
So friendly. The breakfast every day was delicious. The room was charming and nicely appointed. The spa is wonderful.
Beautiful place, comfortable with congenial hosts. The sauna, Turkish steam bath and hot tub make this place entirely wonderful.
Love love love Carpe Diem! Very beautiful! Immediately felt like family! The room was fabulous! Food delicious! Spa delightful! Everything you could imagine and more! Thank you for an unforgettable experience! Will be back again soon!

Lands End Inn - Adults Only
Provincetown, 22 Commercial Street 🧭 Map
Our favorite getaway. We have been coming to Land's End for Thanksgiving for years. A wonderful bed and breakfast in a perfect location. The building is a turn of the century house, filled with antiques (some genuine, some reproductions).
A few common rooms that make it easy to meet and converse with fellow guests. A beautiful working fireplace that makes sitting and schmoozing comfortable. A wine...
What a great way to finish off a 30 day fall foilage road trip through New England.
We stayed in the French Country Suite and couldn't be happier with the choice.
Fantastic shower, large comfy California King. And quiet, oh so quiet!
Breakfast was just like we like it, help yourself with quality fruits, breads, treats, quiche and coffee.
The wine and cheese evenings led to new friendships that included...
We stayed here the 2nd week of September when it was still warm outside but less crowded.
The B&B is on a hill so walking from parking and street is uphill. The view was great from our room. We had the English Garden room overlooking the bay on the garden level.
There are several restaurants within walking distance that were very good.
I can understand that in the summer when it's hot at night there...
I'm pretty picky about reviews, especially with hotels... I travel a LOT and I can count on one hand the number of good reviews I've given to hotels.
This one was above most. B&B run by 2 gracious and helpful guys... I'm not good with names.
I stumbled like a klutz and broke a decorative plate on one of the walls in my room and they didn't make me pay for it or feel guilty about it. Just basically...
Truly magical! I’ve stayed at many b&b’s/inns in Lower Cape but Land’s End Inn is the best. The rooms are filled with eclectic antiques and art with incredible views. We met the new owners during cocktail time and they were so warm and made us feel welcome. The breakfast is delicious, the service is A+++. We were sad to leave and will be back!
Unique location, victorian decorations are spectacular.. Tiffany lamps throughout facilities. Delicious and ample breakfast their evening wine and cheese party is an event not to miss

Particularly gracious owner Courtney- energetic, authentic, deeply warm and genuinely kind. Remarkably competent, seasoned professional. Will definitely return, as many guests do. Location unbeatable- near the heartbeat of the town, harbor views, and direct access to the water across the street.
This hotel has everything you need! Super nice staff! Lovely rooms, a tasty breakfast ;)
The team also had great recommendations for things to do and places to eat.
Will def come back some day 🙂
You can’t beat the location, right Commercial St. steps from all Provincetown has to offer but just enough into the east side where the quieter area begins. The owner, Courtney is the friendliest, most accommodating host you could ask for. We have stayed with her twice and she welcomed us for our second visit as if we were life long friends. The breakfast and happy hour are highlights of the stay...
Great B&B in the heart of the action. The food was great, the happy hour an added perk and the people were wonderful. They were very accommodating on our check out day and let us leave luggage while we enjoyed our last day there. Excellent service and look forward to staying longer next time!!!
Booked my stay at the Somerset House Inn on a whim and could not have been more thrilled with my decision! Courtney and her incredible team made my first time in Provincetown a very memorable one. We have stayed here 10 years ago and had a great experience then and now. We love Ptown and this property is one of the best in town for many reasons. Also very friendly staff!
We had a 2 night stay in the Myles room and enjoyed ourselves completely. The room was so cozy and impressive. You are right in the heart of all of Ptowns charm and beauty staying at Gabriels. Grace room was lovely and clean and the property is well-maintained. Water pressure and hot water were great. Bed was comfortable. The AC unit was at the foot of the bed and was loud at times.

Sandcastle Resort
Provincetown, 929 Commercial Street 🧭 Map
Stayed here for one night. Although they say you can walk to the town, it is not best attempted at night as the roads do not seem to have sidewalks for a fair bit of the walk. Rooms were OK- a bit tired. Parking was good and easy. Indoor pool is OK, but we could not see where to change by the pool.
We were on the 2nd floor and there was an apartment above us. We could continually hear them walking around...even during the middle of the night. Our apartment was was suited for "eating in" with kitchen items, stove, fridge, etc. There were no basic food items at all. Not even salt or pepper. The description was vague on the coffee maker and we brought Kuerig pods w/ us...but it was a Mr Coffee....
Easy check, was able to check in early. Our room overlooked the pool and the ocean, excellent views! Easy parking and quick drive to downtown and bigger beaches. Easy walk from the room to the beach in the morning and evening. No AC but didn't need it during the last week of July, we just kept both screen doors to the huge patio open. The huge patio was a great bonus.
Very nice place and clean! Private beach access was excellent and walking out on the sandbar after the tides went out was nice for everyone to explore. We also were able to check in early and the staff was very friendly and helpful. We especially liked that the resort was not located in the business of Provincetown but close enough to travel to places. We enjoyed the use of both indoor/outdoor pools...
This is my second time here. The staff is always friendly and the rooms are always nice (&clean). This time I got to enjoy the ocean. It was REALLY nice. So was going the Jacuzzi after rising off from the ocean. Defiantly coming again; hopefully this year for more than just a day.
It was a cheap place and it had a small kitchenette which was very helpful. Right by the center of town and the ocean. I would recommend this place. I drove everywhere but things were walking distance if you didn't mind sight seeing.
The room was dirty when we arrived. Hair on the floor in the bathroom and bits all over the living area floor. There was an old moldy filter in the coffee machine. The overall feel of the room was very old and tired, and the build quality is cheap. It felt like a very basic room, but it was way over priced for what it is.

Fantastic getaway. Beautifully decorated, 24hr self serve breakfast, free bikes, Stephen is super nice and welcoming. Our reaction upon arrival was ‘this is perfect’ and it’s only got better
A charming house, very well decorated with lots of area that can be used by all residents. The place is just at the entrance of Provincetown, you can reach the center within a 10/15mn walk. Very convenient bikes, free of charge, with which you can do a lot around.
The owner is full of recommendation of where to eat, what to do and available for any request.
I just removed on star because our room was...
Happy with the accommodations and service. The room was spacious, comfortable and the bathroom was first-rate. The home is filled with local original art which was a nice touch. We used the bikes a lot, as it’s on the east end, about 1/2 mile from the wharf-which made for some nice walks. They also provided laundry service and beach towels, which made for easier travel on our end.
A very cozy, relaxing and oh so quaint stay. Perfect time of year for visit. The two women that run this lovely B&B are very sincerely hospitable. I can't wait to visit again. Thank you ladies, absolutely loved your place.

Lotus Provincetown
Provincetown, 296 Commercial Street 🧭 Map
Room is tiny but very nice. Parking is offsite and expensive.
I guess service was fine - all remote so if there was an issue, resolving it might be difficult. Reservation, check in and out were fine, room was spotless.
Overall a great place to stay only hiccup was was waiting to get into our room alittle early otherwise I'm satisfied with the decorum/environment. On top had a great location
The location of the Lotus was great. Walk right across the street to the beach. Right in the middle of shopping and restaurants on Commercial St. always something to see and do. The property was very well maintained and so clean. Tonn was very accommodating when I booked the wrong dates initially and I was able to change them without any issues. He was very responsive. We will definitely be back to...
What a great place.. location can’t be beat smack In The middle of town.. The moment you walk in it smells amazing and clean. We had 3rd floor room with fireplace that was just perfect. The bed was super comfortable and the pillows we just right. The coffee/tea selection in the room was a nice touch. In the hallway there were even more k-cup coffees to choose from. The fireplace was great. Even off...
We stayed for a week and absolutely loved it. Friendly & attentive staff and clean comfortable rooms. The backyard is a beautiful sanctuary from the busyness of the town. The house is right in the center of town with everything within walking distance; including the main pier.
We will definitely stay here again.
Great location for Pokémon Go. We could reach a Pokestop right from our room. Friendly service and breakfast. Refreshing Shower provided with complementary natural products. Right in the middle of everything yet peaceful and serene. And a Portuguese bakery right across the street and Kung Fu Dumplings a few doors thereafter.

Prince Albert Guest House, Provincetown
Provincetown, 164 Commercial Street 🧭 Map
very cozy hotel with a very classic ambiente. perfect location in Provincetown. Most things are within 15 min walking distance or less. Parking lot is 5 min (of walking) away. You can (un)load your vehicle right in front of the hotel. Extremely comfortable beds. Good self service breakfast.
This was the second time I have stayed at the Prince Albert Guesthouse and I have zero complaints. The room was spotless and in excellent condition. The staff was delightful.
I had to unexpectedly cut this trip short due to a family emergency. I informed Paul and without hesitation he told me if he can sell the room he would provide a refund. This was totally unexpected as I agreed to the no refund...
We had not been to Provincetown in many years, and I was not sure where to stay. We lucked out! Prince Albert Guest House is a quaint and cozy spot right on the main drag. We had room #4 which is on the second floor at the front of the house. It is a very comfortable, bright and airy room and you can see the water, which was a huge plus for us. There is also a small refrigerator in the room which was...
Nice experience, pretty much everyone living together in a large house with communal kitchen and breakfast room. Only 6 seats so it's pretty much first come first served in the morning. We had the room on the street side which we thought to be quite peaceful during the night, but it seems somehow massive machines kept driving along all the time....
We are on an impromptu road trip, we flew into JFK and drove straight to Boston and driving back via the coast. We are both from the Los Angeles area currently living in Denver, this entire area is new to us. We had no plans or reservations and did no research but found ourselves in Provincetown last night with very few vacancies. We happened upon Prince Albert and managed to snag the very last room...
Fabulous stay in room 8! Comfortable room, ice cold AC in the hottest days of summer (early Aug 2022), they accommodated our early checkin request, great location, private backyard for bicycle storage. If i had one nit pick it would be that coffee wasn't available until 7, and the one household pot had a gard time keeping up with the demand.
I'd definitely go back for another stay!
