We spent already 3rd vacation in this hotel with our three children. The rooms are simply, clean. The breakfast is very good, the caffe is Illy. The parking place is ca. 500m far from the hotel. I don't know why but our car is exactly same clean in the end as in the beginning. I am very satisfied :)

Bought coffee here. Had my family with me waiting for me. The guy behind the counter refused to allow to leave to my family while I had my coffee...everyone outside had wine glasses but I guess a coffee cup was to much... the female waitress was extremely rude. Had my two 3 year olds stand and refused them tables even though I bought from them. I guess they hate kids.. DO NOT GO HERE!!! Better Gelato nearby.

We'll be back any time! Lovely place, excellent location (located between the beach and Grado's best gelateria), really nice breakfast, rooms are good value for money, and while the walls are indeed pretty thin, the clientele of the hotel seems to be the more reasonable, quiet type, so noone steals your sleep. I, for one, slept like a baby. Also, the staff is just adorable.

Positive points:
Clean
Friendly staff
Position: close to the beach and the center
Negative:
-- we spend 140 euro per night which is definitely overpriced, we had to pay for the parking 15 euro per day, if you book the beach with them you pay more then go directly to the beach
-We couldn’t sleep , you hear everything from the other rooms and floors and street
- the hotel is an old 70’s building, well kept but still old with plastic linoleum floor
- the bed are uncomfortable not to mention the pillow, awful super thin

The 42 years are seen but excellent service friendly and hospitable, rooms found clean sanitized, hotel in a central place near grade beach and center excellent location
