Recently renovated hotel 5-min drive from gate of city. Spent one night during a road trip. Free parking and good wifi. Commissioned local artists to paint murals and wall texts in halls, stairs, and rooms. Art books in lobby. Very friendly staff. Clean rooms with all the basics. Only draw back was the typical Italian-hotel breakfast of pastries and other pre-packed carby, sugary stuff.

Location is easy to reach on SS Flaminia and rooms are clean. The hotel is 30 min walk from Spoleto historical center by a road not so busy. The restaurant offers good dishes for the level of money.

Good location just a few minutes walk from city center. Nice swimmingpool area. Nice, big and comfortable rooms. Good service. I would come back another time.

Nice and pleasant hotel. When you move the curtains in the morning, you get a view of charming hills and mountains of Umbria, which is priceless. The congress centre is very pleasant and well-equipped, too. The only thing which was below a European 4-star standard was food. Breakfast could've also been slightly richer, but when it comes to lunch and dinner, there were only two meals (out of eight)...

pokestop and gym next to the hotel, breakfast service was terrific and there was semi okay wifi in the rooms. location was also next to a good restaurant.

The hotel is very cozy and I felt entirely at home there. Was intending to stay 1 night but stayed 3. Location is great, my room was overlooking the square and had a nice view towards the castle and hills. The room had a desk and chair which I always like to have, and the bathroom had a tiny stool which fits in the big shower and makes it easy to wash your feet well. My husband and I visited this hotel Sept 2021 whilst doing the Via Francesco. We enjoyed our stay very much, the hotel had everything we needed. It was well situated right in the centre of the town. This hotel was such a pleasant surprise...I arrived in the early hours of the morning, staff were courteous and kind, the room clean and the bathroom modern. In the morning the buffet breakfast was excellent amd served in a room with a lovely view. Staff were again friendly and helpful, I was sorry not to be staying longer and would not hesitate to stay here again.

Employees are very courteous and kind, even if you dont speak Italian. Breakfast has a wide range making it helpful for those with celiac (allergic to gluten). The breakfast room has a beautiful view. Overall, this hotel is great place for a short visit!

A great hotel in the old town of Spoleto. Close to many good cafes and restaurants. Walking distance from the alleys of the old city. Great service. Excellent breakfast. Our room was huge in size, spacious and very comfortable. We will definitely come back again on our next vacation in Spoleto.

Great hotel in Spoleto. Excellent location if you are traveling by train and walking-bus. Rooms facing valley-mountains awesome view. Love showers not the normal tiny in other Italian cities. Staff friendly and efficient.

I went there for one night stay with my wife, the rooms are clean with super comfortable bed, we were located at the first floor but had a beautiful view from our balcony. The breakfast was basic but enough to get us started. Have to say that the staff is incredible

Great location near restaurants and shops in Spoleto. Beautiful views of the roman amphitheatre and countryside from the window despite being in the heart of the city. There is a bus stop nearby if using public transit.

Excellent location just outside the centre of Spoleto, with a carpark. Our room had a lovely view of the surrounding countryside. This is a modern hotel - everything works well. The staff were friendly and professional and quickly solved a problem with opening a suitcase. All major sites were within easy walking distance from the hotel. The continental breakfast was fine.

I can't thank the staff of Hotel San Luca enough. My dad fell ill during our trip and they helped us contact a doctor, took him breakfast in his room, and every day asked me how he was doing and how they could help. They really showed a lot of kindness and care and went above and beyond the call of duty to make our stay as comfortable as possible. Thank you so much!

Great location, short walk to the old town. We stayed here for 6 nights and had a lovely time. Staff were friendly and helpful, the breakfast was abundant and tasty. Our room was spacious and well-decorated. We were lucky enough to have a room with a balcony which had a fantastic view over some of Spoleto and the mountains in the distance. Would definitely stay here again.

We spent 3 nights here while the festival was on. Our room was large, clean and comfortable. The staff were helpful and friendly. It is a great location out of the old town but a short (2 minute walk) to the escalator up to the old town and there was a supermarket very close as well. We loved the breakfast and would definitely stay here again if we were in Spoleto.

Somewhat disappointing stay. Non working fixtures in our room that took a few calls to have remedied. Room was too warm - making open windows necessary and resulting in lots of mosquito bites during the night and sleepless nights due to very loud traffic noise right outside our window. Older manager was not very welcoming and would not allow guests to use tables and chairs in lobby or outdoor courtyard...

As usual in Italy quality/price isn't outstanding... nevertheless the classy even though a bit dated setup is nice, rooms are clean and service and breakfast good. Location is great (you are not in the very center but right next to the public mechanical stairs that take you there... and still with free parking nearby). Our room had pretty bad views as they were covered 1/3 by a wall

Nice location, quiet and our room was nice. However, breakfast service was poor. Always running out: Ordered boiled egg that wasn’t cooked... arrived at 9.00 am each day to find no food laid out, tables not prepared, toaster and juicer not working daily. Our travel companions had to change room as there was no hot water. Then the new room had a fold out bed for one of their daughters that folded unexpectedly...

At the heart of the city of spoleto this nice hote offers really comfortable stay. Although the room is small and could use some renovation but it is the historic center of a historic town. Best thing is you get out of the hotel and you easily reachable to most of the touristic sytes.. the food is very good and fresh with a good verity every day. Staff is pleasant and friendly.

Lovely food served with a lovely style. Excellent seafood starter of smoked salmon and main course Tuna Sashimi style. Delicious!

This place is not for everybody. It is pure beauty, despite the fact that it needs some renewals, it is fascinating to be in the middle of history. Here, room42 has a magic place: lovers and famous couples have been here. I adored the place, it’s a pity they don’t serve the aperitivo with a view anymore. Please, do it again!

Enchanting hotel steeped in history with breathtaking views. Rooms are huge and the inclusion of breakfast is a solid bonus. The hotel is just a few steps from town but remains super quiet. Will be back!

Breakfast was basic and blue light on ceiling coming from the smoke alarm was pretty annoying. Staff were friendly, spoke English and rooms were quite.

Clean rooms, out in the countryside, family run agriturismo, with free parking, good food, run by nice people. Kind of makes you feel at home.

Nice pizza, but the mixed fried vegetables were too oily. Still a nice peculiar place to have a meal.

Very friendly and welcoming, helpful regarding places to visit, eat etc. Very pleasant atmosphere & surroundings. The walk into town was fine, about 20 mins to the centre, half of which through picturesque streets.

Yesterday we had lunch in this lovely restaurant and it was a wonderful experience! The staff is really welcoming, making us feel at home. The goodness of the dishes we were served is equal to the kindness of the owner who, at the end of the meal, also offered us some good limoncello to digest. I advise you to choose the "antipastone", plentiful and very rich in products (among these, the peasant polenta...

New Year's Eve 2022. Totally mediocre, and that's an understatement. I am referring to the really poor quality of the ingredients. Opinion shared with nearby diners. Prawns from the frozen appetizer from the time of the first ice age. At least one fresh prawn you could put it. Light green lentils (never seen before, definitely my fault). Decent frozen fish first course. Very fat low quality trotter...

Our honeymoon was made more special by our visit. Fabulous food! Beautiful accommodations! You are treated like royalty! We highly recommend! Loved everything!

The host, Julio, and his mother, Claudia, are so kind. It is said that they started the first B&B in Spoleto 10 years ago. There is only one guest room, which makes it even more special. Breakfast was better than most hotel breakfasts. The view from the dining area is wonderful. If you park near the property, we will give you a free parking pass.

We have been using it for years, once a year for a competition, as a logistical base for our association. Extremely helpful and friendly owners. B&B immersed in tranquility with a large garden and swimming pool. Rich breakfast buffet for all tastes. Highly recommended 🥂

Place found by chance is a very welcoming well-kept b&b. The owners are kind and helpful. The breakfast is excellent with handcrafted products and above all it is in a good position, I recommend it.

Quiet, peace and relaxation. Splendid place. The sisters who run the b and b are very kind and very helpful girls. I am celiac and they made me find lots of things for breakfast. Clean and comfortable rooms. It is also in an excellent position to reach Perugia, Assisi, Cascia, the Marmore waterfalls. Suitable for both families and couples.

Wonderful place, kindness and courtesy are certainly not lacking here. Breakfast more than abundant and at the end of the day, when you return, the pool is a panacea. Our room is a little gem. We will definitely be back!

All very nice, wonderful decor, too bad it was closed! We phoned to book the swimming pool & lunch, they gave us availability but on our arrival they informed us that the kitchen was closed and that for lunch only frozen sandwiches and pizzas were available, among other things passed off as pizzas made at the moment !! What a disappointment!

All perfect! Wonderful location surrounded by greenery, delicious food based on both meat and fish. The staff and the owner Vincenzo very courteous, helpful, efficient and very attentive to customer needs. I chose it as the location for my graduation and my guests and I were super satisfied. Seeing is believing!

Such a beautiful place. Whilst we didn't eat there the restaurant was fully booked and we could tell it would be a lovely night. The grounds were well kept with plenty of parking and a stunning pool. A wonderful place.
