I enjoyed the location of this hotel, the helpful staff, and the clean facility. Definitely a place to return!

There were no staff available to assist. No one pays attention to customers. There is no help with luggage, and the front desk is always distracted, dealing with some internal bureaucracy.

A lovely hotel in a quiet, convenient location, Hotel Dei Duchi offers comfortable rooms, and a very nice restaurant. The breakfast servers were particularly nice. We thoroughly enjoyed our stay.

Great location and service. The room was ample, with a great view. Clean and modern. Excellent wifi. The breakfast was in their restaurant, which is ver roomy, wonderful selection, excellent coffee. We would stay again. Only thing, if you are a pilgrim on The way of St. France they have no stamp for your certificate, you need to go to the post office next door!

Great service and very clean. Enjoyed dinner and breakfast, nice appetizers before dinner served in lobby/bar area. My only challenge was the shower. Water spilled out through cracks in door, leaving so much water all over the floor. Great location and would happily return.

Nice location, quiet and our room was nice. However, breakfast service was poor. Always running out: Ordered boiled egg that wasn’t cooked... arrived at 9.00 am each day to find no food laid out, tables not prepared, toaster and juicer not working daily. Our travel companions had to change room as there was no hot water. Then the new room had a fold out bed for one of their daughters that folded unexpectedly...

At the heart of the city of spoleto this nice hote offers really comfortable stay. Although the room is small and could use some renovation but it is the historic center of a historic town. Best thing is you get out of the hotel and you easily reachable to most of the touristic sytes.. the food is very good and fresh with a good verity every day. Staff is pleasant and friendly.

We chose the Hotel San Luca for its location. We toured central Italy in a rental car and tried to avoid having to drive into the town centers. My wife and I were very pleased with our stay at Hotel San Luca. It is in an excellent location and very quiet in the evening. The room was lovely and breakfast very good. The staff was very helpful. Large impersonal hotel in a former tannery by the city wall. Good sized, light and airy bedroom and large well fitted bathroom. Bar in lounge serving costly drinks with at one time intrusive electronic music emanating from reception (presumably reflecting the odd personal taste of the middle/aged male custodian). Good breakfast spread, with hot eggs, wurst, croissants, various cakes and yoghurts...

We really liked the San Luca. It's classy, stylish and not very expensive. Room was comfortable, spacious and full of style and breakfast was also super. One of reception staff was a bit grumpy towards us, I'd hate to guess why, but the other one was friendly and booked us an excellent restaurant for dinner. The hotel is great and recommended and so is the town of Spoleto.

A beautiful traditional hotel in a very convenient location. We had an extremely comfortable room with a view of the garden. The staff are without exception friendly and very efficient. An excellent breakfast in a charming dining room looking onto the flower filled courtyard . We couldn’t fault this hotel and hope to return for a longer stay.

The location is convenient, the rooms large (for Italy) and very comfortable, and the service excellent. We stayed for 6 days and were very happy. There is both paid parking in an underground garage and free parking in a fenced area (we used both). The hotel is at the edge of Spoleto. Since Spoleto is not big, even then you can be in the city easily by walk only in 10 minutes. The view is great and the place is quite quiet. The rooms are spacious, comfortable even for 2 people. It must be a great hotel some decades ago, now already a bit obsolete. It seemed clean, but the time has already passed… There is an aircon, obsolete, but works well...

Very nice hotel conveniently located just off the highway, but at walking distance from the center of Spoleto. The large outdoor parking area is free for guests to use, but there is an extra charge for the garage. The hotel is modern and spacious, and you are surrounded by beautiful artwork everywhere. The rooms are large and clean and very quiet. We enjoyed the fresh selections of the buffet breakfast...

Great location near the centre of town and within easy walking of all the major sites. Delicious breakfast buffet served on the veranda with a good selection. The lemon tart was especially tasty and baked that morning by one of the staff. There’s a Lidl nearby if you need to stock up on picnic basics, and a couple of lovely restaurants within a 5 minute walk… La Torretta and Cantina de’ Corvi… highly...

Very nice hotel close to everything. Parking lot was a plus. Extensive breakfast. If you stay in the apartment, know that it is accessed separately from the hotel up a cobblestone alley, is in a large, brick, vaulted room and does not have windows. We liked it but it may not be everyone’s cup of tea.

We thoroughly enjoyed our stay at Hotel Charleston! Our room was a superior room that was very attractive and had a very comfortable bed. The buffet breakfast was great! The location of the hotel was very convenient, about a 3 minute uphill walk to the main shopping street in Spoleto and in walking distance to all of the sights and restaurants. Even the train station was only a 20 minute easy walk...

Beautiful structure in the center of Spoleto, very friendly and helpful staff, possibility of garage, the only flaw is the slightly dated bathroom. The reference restaurant Barcaccia, not far from the hotel, is also very good, with typical cuisine and really excellent friendly and welcoming staff.

Beautiful and spacious room, we also made use of the garage, the location in the center was convenient, it allowed us to get around the city with the stroller, the treadmills were also nearby and the operators were very kind, it is the second time we have stayed here and not it will be the last.

This place is not for everybody. It is pure beauty, despite the fact that it needs some renewals, it is fascinating to be in the middle of history. Here, room42 has a magic place: lovers and famous couples have been here. I adored the place, it’s a pity they don’t serve the aperitivo with a view anymore. Please, do it again!

This hotel was such a pleasant surprise...I arrived in the early hours of the morning, staff were courteous and kind, the room clean and the bathroom modern. In the morning the buffet breakfast was excellent amd served in a room with a lovely view. Staff were again friendly and helpful, I was sorry not to be staying longer and would not hesitate to stay here again.

I felt super relaxed and surrounded by beautiful nature - fire flies lighting up the evening at night and birdsong filling the air in the day. New Year's Eve 2022. Totally mediocre, and that's an understatement. I am referring to the really poor quality of the ingredients. Opinion shared with nearby diners. Prawns from the frozen appetizer from the time of the first ice age. At least one fresh prawn you could put it. Light green lentils (never seen before, definitely my fault). Absolutely delightful one night stay. The staff is wonderful and the rooms are so comfortable. The airconditioning was the best I had in my two week stay in Italy (and 100% needed because of course I was there when it was unseasonably sweltering). There was a wonderful couple in the room next to me whose names are even on the door plate. They told me they are there often and would never stay anywhere...

A very nice place to stay in Spoleto. Very comfortable, and Anamaria was such a nice person to us. We were driving a car, so the distance to all the tourist spots and restaurants was not a problem for us.

Pleasant and quiet residence perfectly maintained, clean, furnished with care and with refined furnishings. An old farmhouse located in the middle of the greenery. Excellent for those who love to relax surrounded by nature. Kind and helpful owners. It is located 8 minutes by car from Spoleto, only the last stretch of road is not asphalted but it is still easily passable.

An enchanting place, surrounded by nature combined with the magic of a legacy dating back to the 1400s. The old Vermontana farmhouse is an experience to try if you are passing through or staying in this magnificent city of Spoleto in Umbria. Cleanliness and friendliness additional excellent requirements that characterize it and leave me fully satisfied.

Courtesy and professionalism of the owner distinguish this place. Rich and excellent breakfast. Beautiful and comfortable rooms. The only flaw (but which does not affect the evaluation) is a bit difficult to find and the road is not exactly comfortable. Thank you for "rescuing" us from a "nightmare hotel"! :)

For a 2-star hotel the room is very nice and clean, the bathroom is for the disabled. Hearty breakfast offers excellent artisan cakes. 15 minutes walk from the center but to be done all uphill.

Very kind owners, very clean and spacious rooms, continental breakfast only but with really good homemade cakes and brioches, very convenient location to get to the Posterna car park (750mt) where you can take the famous mechanized "treadmills" to get to the center, both indoor and outdoor parking for a fee, free and convenient. Very close to supermarkets, gas stations, pharmacy. If you want advice...

For a 2 * hotel it's ok. The rooms are clean and spacious. The bathroom is basic. I don't know how it is in other rooms, but in my bathroom the toilet bowl was uncomfortable. The hotel is well positioned, from the hotel to the center it takes 10 minutes and up to the fortress 20 minutes.

Charming farm stay in the hills just outside of Spoleto. The hosts were warm and welcoming and made sure we had everything we needed for our stay. They also gave us excellent recommendations for new places to check out in the area. We loved the dinner with fresh products from the farm! We hope to be back in the summer to take advantage of the activities available on the grounds.

Peace and quiet in a spectacular setting. Fantastic farmhouse you see the care the effort is the constant investment of time and money in every meter of the property. The owners are fantastic in everything and really go out of their way to make their guests feel comfortable. Exact GUESTS not customers because inside the farmhouse you can breathe the air of home. My partner and I spent a day at the farm, without taking advantage of the overnight stay, to take a break from the city. The structure is new and well cared for, the high position guarantees a pleasant wind even on hot days and allows you to admire the hilly landscape and the distant Sibillini. Lovely place! Very quiet and private. The wonderful 1 bedroom apt that I got was very clean and comfortable. The private patio was a lovely plus. The staff is friendly and very helpful. The only negative is that the shower is tiny and drains slowly. The location is very convenient to Spoleto, Spello, Assisi. The positives far outweigh the negative. I would rate it a 4.5 out of 5.

All very nice, wonderful decor, too bad it was closed! We phoned to book the swimming pool & lunch, they gave us availability but on our arrival they informed us that the kitchen was closed and that for lunch only frozen sandwiches and pizzas were available, among other things passed off as pizzas made at the moment !! What a disappointment!

Such a beautiful place. Whilst we didn't eat there the restaurant was fully booked and we could tell it would be a lovely night. The grounds were well kept with plenty of parking and a stunning pool. A wonderful place.

We stayed three days in the Glicine apartment, very nice, spacious and with a splendid porch. Comfortable farmhouse for visiting the splendid Spoleto and Umbria in general. Excellent breakfast with homemade desserts from Mrs. Annalisa. Everything perfect, highly recommended.

The property is in an excellent position for visiting Umbria and some areas of Lazio. The area around the property is surrounded by greenery and quiet, perfect for relaxing, but 10 minutes from Spoleto and very close to supermarkets and well-stocked restaurants. We very much enjoyed the welcome at hotel Boni Cerri and the warm conversation with the owner. The swimming pool was something we much appreciated after a hot day in Spoleto. The distance from the city center is comfortable by car. Some might find the decoration a little outdated but we found it quite charming. The breakfast was lovely!

I spent the week of August 2022 with my family, a couple with two children, on half board. We found ourselves very well from every point of view. The top is definitely the food: buffet breakfast, sweet and savory, with cakes and biscuits made by them and a superlative dinner. Every evening different dishes very abundant (always go for an encore) and excellent, with homemade pasta and grilled meat!...

The only problem with this agriturismo is that the bed is older than the farm. Definitely one of the most uncomfortable beds I've slept in in this country.

30 km +- near marmore waterfalls, very nice hotel surrounded by nature. Kindness and friendliness is at home, excellent food. we will return GRITURISMO RIVOLI THE BEST IN UMBRIA
