Rooms were clean although you'll get your steps in to get to it! But the hotel is interesting to walk around, it's definitely dated of course. The higher the room, the quieter it will be, unless you get dumb neighbors. But we didn't have a problem getting to sleep. Amazing hotel! It had a nice lobby with a gift shop, waterfall, and restaurant. The rooms were nice! They even gave us a free cookie. While not warm, it was free, so I can't complain. Just remember, the TV's only have cable, so I would bring a streaming box (especially if you are staying multiple nights). Overall I would come back. This is by far the best location I have ever been to!

My wife and I liked everything about this hotel -- spacious room, friendly staff, excellent restaurant, beautiful atrium with amazing lartge waterfall, not too expensive.

Pretty solid 3 star place. Buildings are slightly old, which can make things seem less "nice." But everything seems clean and workable. Air condition in my room worked well. Nice room set up with lots of space. The beds are big, the bathroom is decent with ample space and there's a small closet area when you walk in. There's also a door mirror on the outside of the bathroom door. The front entrance requires your room card in order to enter the building to the hall with the rooms so you get some security with that.

Worth the price of admission. Pretty cheap price, and hotel was just fine. Pool was closed, which wasn't great, but that is a temporary issue. They have a hot tub, which I love in a hotel. All in all, a good place to stay the night

I stayed at this hotel for four nights last month and have no complaints! The hotel room was clean and all the staff were very friendly and helpful. The cleaning staff helped me with extra shampoo and the front desk staff helped me to print and fax a form I needed sent out asap. It was a great experience!

Good value. The price is right. Location is Central Fresno. Convenient. Building has been around a long time. If you don’t want to spend a lot of money but find a place to stay that’s decent, University Square hotel is the place.

We stayed from January 4 through January 8, 2022. The front desk staff was awesome. They were attentive and helped with any requests we had. The room was clean and beds were comfortable. Absolutely no problems. Would stay there again. The only thing was the neighborhood at night is not safe. It is a business district. During the day there are no problems. We walked to Dennys and Starbucks.

WiFi is broken if you use a Chromebook. No amenity for concierge members. Bus noises start at 5am that you can hear from the 9th floor. And plenty of shady people in the lobby.

I would never come back to this place again, they have bed bugs. I had and awful experience, and the management did nothing.They don't care about their costumer. Definitely never coming back!

Bring your own air conditioner. All of our rooms are 76 degrees. Might be cooler sleeping in the park across from here

I stayed here for one night while visiting a friend in Fresno. The room looked recently renovated and has the basic essentials; however, the chanmels on the TV we're not of good quality. The toilet was kind of small for my statue, but overall it was an inexpensive stay.

Hotel was conveniently located off 99. Lots of halfnaked women walking around at all times of the day and night. Desk staff were nice. Room had cockroaches but luckily no bed bugs. Floor had lots of stains on it. I wouldn't advise staying here unless you are out of options.

The room itself was cleanly looking. We had a nice, quiet night's sleep when we spent the night. The hotel is not in the best part of town but, it's next to a Denny's, which is a great stop for the next morning.

A personal favorite of mine. I work and live in Yosemite, and stay here when I want to take a break and come back to civilization for a little. I do not understand how people could complain about this hotel. The rooms are huge and freshly remodeled. The front desk staff went out of their way to make our stay comfortable. We had a room with a king bed and pullout couch. There was a hot breakfast with eggs, bacon and sausage. Gym, pool, hot tub. It was a great Holiday Inn Express.

Hotel has the amenities you would expect: pool, small gym, cable, Wi-Fi, complimentary breakfast, etc. Rooms were clean but there were no water bottles (a coffee machine with no water to make coffee).

Just place is a transitional housing facility for the homeless they help the homeless get there right documents to move into their own stable living

This motel is located along the hwy 99 corridor between Olive & Belmont avenues. The motel has 3-stories with numerous rooms that offer amenities like a microwave and a mini fridge. In addition, the property is monitored with cameras for safety & security. The staff at Valley Inn do maintain a clean & quite environment.

The nicest people if you follow there rules. But the majority people want to go and party there. Not cool here. I totally understand where the owners are coming from. They take care of my girlfriend. She always wants air-conditioning. So they give us the coolest room. John and Tammie say hi!!! We will be seeing you soon!!!!

Good for the price we've paid. Quite nice reception, but they should smile more (though, you can smell some curry inside). Rooms are fine - nothing special but good for one night. I was just worried about the car, since there were some people arguing in the middle of the night, very loud! If I was more aware of the neighborhood, I would choose something north instead.

This is the best place that I have stayed in Fresno. It is vet clean, very well managed and friendly. The only negative is it's location, not that it's a bad neighborhood, but its a bit out of the way. However, this gem makes the location a non-issue. It is definitely 4.8 stars. No room service which is the only reason it's not a solid 5 star hotel. This is now my preferred place to stay in Fresno

The room was exceptionally clean and the bed was really comfortable for sleeping. There was a microwave and refrigerator. The AC was exceptionally good and made the room cold and no time flat despite super warm temperature upon arrival. The king room was really spacious and could have fit two queen-sized beds in my opinion. The pool looked inviting but we were not able to take advantage of it.

The staff I interacted with were great, very nice. The hotel seems older but has been renovated and is pretty clean inside and out. There aren't elevators so if you need a 1st floor you may want to request one specifically. The area is decent, overall I would definitely stay here again.

On the whole I give this place a five star rating. The staff was very helpful and kind. The pool was so refreshing, it was over 110 degrees when I stayed for 4 nights. Any issues I had experienced were taken care of in a professional manner. I'd be happy to stay there again.

Good complementary breakfast. Building felt old and there was a smell of cigarettes. I did feel safe however and it was nice being so close to HWY 180.
