I stayed at this location as it was reserved through our travel agency. The air con was spotty, but was completely turned off when we arrived. It had two units and it was confusing as to where to manage the room temperature. My biggest concern is that it lacks in-room security, and at 1:30 AM, a stranger entered my room after the front desk mistakenly checked them into it. This is an inexcusable breach of safety. The breakfast was poorly prepared for the group, with missing basics like water, and the only protein offered was cold cuts.

I'd like to point out that I have no interest in giving this property a positive review. My group (26 of us) was supposed to stay at another property that was overbooked, and I found this one available. I don't understand why there are so many negative reviews; perhaps it's due to previous management or people wanting to discredit one hotel in favor of others. The property is dated but has all the amenities for a more than adequate stay, especially for large groups on religious or cultural tours, given its proximity to Assisi and other places of interest, including artistic and scenic ones. We stayed for dinner, the overnight stay, and breakfast. Everything was more than acceptable. Since I was the group leader, I stayed in a very clean single room, even though the furnishings are dated, but there was no damage and, above all, no dirt. The room was recently painted with immaculate white walls. The bed had clean, scented sheets; there was no smoke odor as mentioned in other reviews. The bathroom was fully equipped and super bright. Shower with a powerful waterfall showerhead and consistently hot water for long, refreshing showers. Complimentary toiletries and a working hairdryer. I checked with other friends and everything matched the conditions of my room. Very quiet location, despite being close to the main road. Strategic location for various itineraries. Dinner was good and plentiful. The chef is Neapolitan and runs the place with his family in a welcoming and attentive manner. We ate well from appetizers to dessert, wine and water included. Breakfast included homemade croissants and many types of pastries. Rusks and jams, even spreadable cream, and there was also savory food with bread, cured meats, and cheeses. Although breakfast was sufficient for everyone, it was refilled again. Even the coffee, cappuccino, and beverage dispenser worked and delivered excellently... Much better than those pre-made coffee pots and invisible milk jugs. There were also several types of fruit juice. In short, we had a great time. Given the very affordable price, people should certainly expect adequate services for the amount paid. But the quality-price ratio is more than good. We will be back. Thanks to all the staff, especially Giorgia, who was very kind during the reservation process and always available, and to Chef Luca.

From the reviews I'd read, I expected worse. Overall, the hotel isn't bad; it's large and in a good location for visiting Umbria's towns. The room was large and clean. Breakfast could definitely be improved.

There were 30 of us for a meeting. Almost all the rooms were dirty or smelled of smoke. The breakfast was poor; there wasn't enough food for everyone. Two pre-packaged donuts and 10 croissants for over 30 people; we had to ask and wait every minute for the food to be brought back. They weren't equipped to serve the number of people there were for breakfast; something was always missing or not enough for everyone. Dinner was served with plastic tableware. Zero stars.

Obsolete structure, furniture and systems in need of renovation, wardrobes with a musty smell made of very old materials, uncomfortable mattresses. The bathroom is very old, the shower impossible, the shower profiles rusty. And let's not even talk about the breakfast, nothing at all, a few cakes, croissants nothing and not even products for intolerances. Absolutely not.

Dated rooms, wardrobe without even a hanger for clothes, they made me find two heaters "turned off" to heat the room which when I entered was freezing, small blankets compared to the bed, breakfast really very poor with cakes bought at the discount without cups but paper cups, croissants reheated more than once that after you put it on the PAPER plate they became dry, fruit better not to talk about it, we say it in vain Black because it's not fresh Poor cleaning The only good note is the restaurant next door where you eat well at a reasonable price with Luca great!!! 3 star hotel? Maybe one I don't recommend it and I won't go back!!!

We stayed in this...Motel...with an organized trip. It seemed like they weren't expecting us! They handed us the keys with "nice plastic key rings with a note handwritten in black marker"... (if I had a car I would have left already) it was just a premonition of the squalor of the structure. The rooms, clean with clean linens, but lacking a minibar and safe. The duvets were without duvet covers. For dinner we sat at a long table with miserable paper tablecloths and miserable paper napkins. First course: penne alla boscaiola...with LOTS OF CREAM and not much wood. Second course: steak with 3 pieces of lettuce leaves. Water served in "elegant" 1.5 liter plastic bottles. The most horrible thing?? Breakfast was served in plastic and of terrible quality (discount products) managed by a super dated coffee machine that leaked water with every coffee. AVOID IF YOU CAN... OTHERWISE, DRIVE A FEW KM, THERE WILL BE BETTER.

It's best to avoid this establishment given its lack of seriousness, which I've read I'm not the only one who's noticed. A few months ago, I had to cancel a reservation and was told by email that I could use a voucher on my next booking. I tried to rebook and they said they could also use the voucher. Today, I received an email saying it wasn't possible because I'd cancelled only two days earlier. This is truly absurd for a hotel, and they contradict what they themselves wrote to me. It's truly shameful and despicable to lose a customer for €50, considering I'd booked three rooms.

UPON ARRIVAL, THE HOTEL OWNER ASKED FOR PAYMENT ONLY IN CASH AND IN ADVANCE, PERHAPS BECAUSE SEEING THE ROOM MADE PEOPLE IMMEDIATELY LEAVE THE PROPERTY... THE ROOMS ARE DEMOLISH, DIRTY, AND SMELLY, THE BATHROOM HAS RUSTY, DIRTY FAUCETS. I WONDER WHERE THE ASL AND NAS ARE... 3-STAR HOTEL?????
