Very nice hotel, surrounded by green hills, with a fantastic spa and confortable rooms. In less than 20 minutes from this hotel you can reach the splendid Val D'orcia and experience Tuscany at its best!

Everything about the hotel is excellent except for the staff. A gorgeous pool, terrific restaurants, immaculate hotel, but the service was just not up to par; it was often impossible to find anyone to help us find anything. I would stay here again if the service was better.

The room was decent and the spa was really nice. It made a good central point to explore the Tuscan country side. Our room was a bit of a walk to the spa and restaurant. The WiFi is also only available in the lobby not the rooms.

Nice. Good stay. Pool was good during September 2022. Receptionist did not recommend that we swim as he said it would be cold however it was really enjoyable and the pool was fine.

Very large rooms many with a very large balcony. Very high up on a forested hill with views of everything around the hotel. Very clean and breakfast on my balcony would be typical for Tuscany. I added several more nights to our stay.

Stayed here in Nov ‘19 for about $75 euro per night. Good location near the city gate but I would have rather stayed within the walls themselves. We had the red suite B&B! We had a full breakfast everyday, great location and spacious suite! The only issue we had was contacting the manager/receptionist prior to checkin as the numbers and emails listed were not in use or accurate! Room servicing with fresh towels would have made it 5 stars for me!!

Beautiful rooms, great location. There are no receptionists in the evening. Maybe if the hotel had the emergency phone number to get a hold of the receptionist on speed dial in their lobby? And or make sure the guests know how to get a hold of the receptionist after they leave? And maybe a phone number and email to reach them? Just in case a breaker flips in the room and you have to search the whole...

Perfect for family of 4. Had 2 bedrm suite. Our room had incredible views from the window. Incredibly cute little eating area (like farmhouse) and simple breakfast served at our preferred time. Perfect location with everything easy to get to. Furniture and decoration match old tuscan world. All around very cute and quaint!

The Palace is a private guesthouse, not a hotel and it provides "room only "rates, but it's in the center of the historic town of Montepulciano, close to restaurants, shops, and public parking. Independent access is granted by digital key cards, check out is express. The place was great, it wasn't just a room, but a full apartment with everything! We also enjoyed the garden it was great. Also it is located less than 5 minutes from the center, and it was the right decision for our trip! Antonella was super helpful and their cats where super nice!

Antonella was an amazing host. She has made a lot of effort to create a place where every guest feels special. Very clean and lots of small treats left for you in the kitchen. We had alovely time here and we would definitely go back.

My wife and I stayed at Il Tosco for two nights as part of our honeymoon in October. We loved our stay here. Especially the interior, cleanness, and tranquility. Friendly and professional staff. If you are traveling with kids there is a small playground. It is located close to Montepulciano, Pienza, and Terme San Filippo. You can also have a picnic at a cheese farm Cugusi Silvana on your way to Pienza. The road to the Borgo is very colorful in spring.

New and very comfortable and quiet. Pool is not heated (brrr!) and their laundry needs a better clothes dryer, but the beds are comfortable and the hosts very attentive and helpful. Recommended.

This is our third stay at one of Stefania's properties, and enjoyed the lovely apartment on the hill overlooking Chiesa San Biagio. It's a private, gated location convenient to Montepulciano and local shopping. The view from the top of the hill is amazing and Stefania is always attentive to your needs. We look forward to our next visit!

Wow! We loved it here. The owner is super sweet and friendly and makes amazing breakfasts that you can enjoy on the balcony with a view of Montepulciano. make sure to make friends with the many cats that stroll around the garden. The distance to the city center is done in only three minutes by car so that makes it the perfect location to enjoy the city.

We arrived shortly before the opening at 7pm. There already a waiting queue, which raised our expectation for the dining experience. Wow. The embodiment of Montepulciano. You sit on this balcony, and your problems roll away on the hills of Tuscany. We visited this restaurant as we wandered through the streets of Montepulciano. We were greeted warmly for lunch and had a wonderful meal at Osteria del Borgo - but that view.. is amazing.

Kind personnel, good breakfast and free parking. Room was clean, but the shower tube was broken and it was dangerous because the metal that was detached from the shower head was very sharp. Anyway, we reported it to the reception. The view from the balcony is beautiful, but no privacy in between balconies because everything is visible. The last but not least, carbonara was fantastic!

Literally paradise in the Tuscan hills. We sadly only stayed for one night as it was fully booked (understandably so) for the other nights we were in Italy but we wished could have stayed longer. The views and pool are sensational, the service is impeccable and the food is very good. The breakfast is one of the best I’ve ever encountered. 100% recommend.

The best way to describe Lupaia is to say that they “bottled” the essence of Tuscany in one small, authentic and private hideaway in the gorgeous hills of Montepulciano, which offers best in class cuisine, staff and room amenities.
