The room is okay, though a bit dated. The breakfast quality is terrible; it takes courage to call what they offer a cappuccino.

We stayed two nights at this hotel with a magnificent view of Lake Trasimeno. Luana was a friendly and helpful host. We also had the option of dining at the hotel in the evening, and for just €2.50 more, a generous breakfast with homemade cakes was included.

Well regardless of either reviews we enjoyed this hotel. 1st it was very well priced. Secondly the room though basic was very very comfortable and spotless. And the view from the balcony of the room is priceless. It was off season so the restaurant was tired and dated feeling. ( Hard to complain about a breakfast that costs €2.50) A large beer was €3 and I drank two of those on the lovely terrace....

Very friendly helpful staff always on hand. The hotel was in a great location for my needs and the room and bathroom I was allocated was excellent. Housekeeping kept the room and bathroom really clean during my stay, I will stay here again.

We spent only one night in the hotel, but our kids really enjoyed the swimming pool and we appreciated the included breakfast. The room for 4 was a bit small, but for one night stay ok.It was well airconditioned.

Worth for money which we spent

Awesome stay with the proprietorship going out of their way to help. Really worth the money. Remember always to keep the mosquito net of the window to be closed in the evening as insects from outside can be attracted with the lights on.

Lovely small hotel with many facilities, situated right on the lake and with a swimming pool and small beach. Also it’s own small, immaculate campsite.

Ideal location on the edge of town with the supermarket a short walk away. The apartments were very clean with a bathroom and kitchen in each, plenty of space for our group of 11. Antonella was fantastic making multiple trips to the station to collect our group and arranging transport to and from the wedding we were attending. Everyone said how they would love to have stayed for longer!

Absolutely loved my stay here. Even though it's very close to the city centre, it's very quiet and idyllic and all the apartments have the most beautiful view over the lake. The host was also incredible and provided me with all the necessary amenities and information.

Very nice villa, spacious, nice rooms. Well-stocked industrial kitchen. A wood grill is available. Dear owners. It would deserve 5 stars if the wifi worked well, unfortunately it does not hold all devices (villa for 16, at least 16 connected devices) and the wifi coverage is lacking. There is practically no telephone coverage (a landline telephone is still available to use).

I spent 5 days in this wonderful place surrounded by the green Umbrian hills. The property is cozy, rustic style, with meals prepared by them. The staff was very helpful and the room very comfortable. The german shepherd was a plus for our baby. We had a balcony. We unfortunately arrived to the hotel with Covid and had to change plans and leave home and they were very understanding.

The breakfast was included in the price and was very good. There were savoury meats and cheeses, yoghurts, pastries toast and various jams etce, everything you could want .The staff were obliging and friendly, especially the receptionist and there was a restaurant next door. Had a great stay at this family owned hotel. The staff was very friendly, the restaurant was good and the location is perfect. The room was also nice and clean. We stayed here after our train was cancelled and the staff were very accommodating and friendly. The rooms are really comfortable and clean. The breakfast was also fantastic. We couldn't have asked for a more pleasant stay and we hope to be able to come back again!

Squeaky clean rooms, well equipped kitchen. Nice facilities outside (playground, table football, bocce field). Daniele is an exceptional host, I wish we could stay longer here. The grounds around are beyond beautiful, view over the lake, endless orchards and olive groves.

This stay was one of the nicest of our Italy tour. Super nice, courteous owners, very nice rooms and a great and extraordinary view of Lake Trasimeno. The breakfast was very rich and lovingly served. Everything was perfect about our stay in this lovely hotel. We planned on staying 1 night, but we even prolonged our stay with one more night. The host (Roberto if I remember well) was really nice and accomodating, the room was clean and big with a good bed and a great balcony, and the swimming pool was very nice as well. Spent two nights here, middle of summer. The service was outstanding! No effort spared to make us comfortable. Mind that the hotel does not have climate control in (all) guest rooms, nor is there a mini-bar or fridge in the room. Truly unique atmosphere and location with an amazing view on the beautiful Lake Trasimeno. The owner is very friendly and has a great sense of humor. The appartments are a little bit dated (which fits the theme of a 17th century village) but they have everything you need. The nice, cool pool helps with the burning heat. Father, mother and son to manage the structure, and you naturally find yourself as if you were in the family. Dear never banal. Rooms a little dated but with every comfort and above all very clean. After breakfast, almost sorry to have to leave. Experiences that warm the heart. I would go there again.

No frills property with comfy beds and 80's furnishings. Perfect stay only the train passing by felt lightly but if you are a sleeping beauty sleeper it's perfect. Convenient location to reach the lake and very nice managers. We stayed in the room with an external bathroom ... Let's say you can do it for one night ... Parking only for a fee, so it becomes expensive. Too poor is the breakfast consumed at a kiosk, a b & b generally offers much much more ... A cap or a brioche is a bit too little in our opinion.
