I stayed with my husband for two nights from 2nd to 4th September 2022. Staff welcoming, very kind, helpful, even to give us directions on what to visit !!! Comfortable room, spotless, with beautiful views !!! All the staff, at the top !! Rich and good breakfast! it is highly recommended!

Very nice hotel in the center of Spello. We went there with our 2 girls and we had a very comfortable communicating double room. Very kind and friendly staff. 5-star breakfast with various homemade cakes by the owner. We will be back for sure!

Great location: Spello and Santa Maria degli Angeli 5 minutes away, Assisi 15 min. Very quiet. Well kept garden and pool. Spacious rooms with A / C. The staff is very efficient and nice Bicycles available to customers, in a few minutes you can reach the stone of S. Francesco where the sermon to the birds took place.

But is it really only two stars ??? Considering the kindness of the owner and his staff they deserve an extra star. The hotel is located very close to the walls of Spello. Excellent cleaning of the rooms and the very clean room, congratulations. Breakfast based on croissants, jams, donuts made by them etc ... etc ... I would say that it is excellent and plentiful .... ours was a pleasant holiday with...

Sympathy and cordiality are the basis of commercial activity and this deserves 3 stars. The rooms are not large but they deserve another star together with a good cleaning. The fifth star I recognize for the proximity to the center of Spello without the use of the car. To come back!

The hotel is a beautiful building with fabulous views from the windows. The breakfast has everything one could wish for! Car parking was close by.

Friendly and welcoming staff, clean and charming property.

Lovely position in Spello but of all the attractions they were claiming to have, the only thing was the pool. It did have a lovely view. But there was no restaurant, no spa, no Sky TV in our room and the air conditioning was feeble. Breakfast was ok - typical Italian, fruit, bread, cakes, some meats and cheese and boiled eggs.

Very nice and helpful staff. Cleanliness questionable (there was a cut fingernail from day 1 in our junior suite, and it stayed on the floor). Room very nice, but strange access (because of an elevator, it wasn't possible than one person stays and the other leaves; the one in the room cannot leave then).

I just stopped for an Aperol, but the terrace is really nice, they have several original Norberto’s at the restaurant. Worth stoping by!! It seems is a common place for cyclists of all the world

Good food mostly. Some dishes are better than others ; the Apricot chatney pork was a great dish, but the tuna was disappointment.. Good service.

Venue, locale and setting is amazing, perfect fit a family visiting Spello. Everything great and parking facility is free and convenient thanks to the hotel free pass. Breakfast was really good. The hotel is a medieval palace, dog and family friendly. The lady at the reception was most welcoming and willingly to give us hints about Spello. In short, a wonderful stay-- would return any time!

The breakfast is very good. In addition to the standard Italian breakfast, there were: cold cuts, cheeses, yoghurts, fruits. Location? There is simply nothing like it in the city anymore, it is the only one. I will add more. There are many active churches in the city. their bells are ringing. but in this hotel I slept very well. and the lift was good.

I would highly recommend the Hotel Del Teatro! Big rooms, right in the heart of old Spello. WiFi in rooms. Staff is excellent!!

New and very pretty room. We were on the second floor and we in the restaurant below didn't hear anything .. Excellent breakfast and decent lunch. The girl who welcomed us is very kind and has the enthusiasm of those who believe in her activity. Parking is very close and free. Spello delicious.

The structure is very beautiful. The owners and staff are wonderful, kind and caring people. Spello is wonderful. A special thanks to Eleonora who was very helpful. It was a real pleasure for us to stay here.

Very nice B&B with newly renovated rooms, and soon it will be the turn of the bathrooms. Free parking about 100 meters from the B&B, and just outside the walls. Excellent and varied and complete breakfast. Nice friendly staff always available! There is also a restaurant but we arrived on Monday closing day and we couldn't try it. In any case, excellent structure and highly recommended.

Great small residence to stop in Umbria. It really offered everything . It’s not luxury or I would have given 5 star but it more than meets a nice stay let alone a very good price. Lovely quiet area near farm land but you can look up and see Spello town. It’s probably 8 minutes drive from the town. Owner was great. Everything was supplied and there was access to a washing machine and iron/ ironing...

A beautiful cottage immersed in the countryside but convenient for getting around and visiting the beautiful neighboring places. The garden is beautiful with a splendid panorama, the veranda is pleasant, the apartment spacious and graceful. We spent some pleasant days thanks also to the precious advice of Ernesta; for sure we recommend it.

I stayed a week in an apartment. I was fine. The lady is very kind, as often happens in Umbria. The place is strategic for visiting the dozens of medieval villages and towns, including Assisi. The always accessible swimming pool and the lovingly cooked breakfast are a decent icing. Suitable for those seeking peace and serenity.

We had a marvellous experience at Il Bastione. The scenery is picturesque, the house is old and beautiful, and the rooms are very comfortable. We had fantastic dinner in the neatly decorated dining hall - no need to go elsewhere for food. The owners are a very friendly family who put in a lot of effort and passion into this agriturismo. Highly recommend!

Beautiful location, run by a charming father and son pair. I wish we could have stayed for longer. They put so much effort into a very reasonably priced dinner every single night with a copious set menu that will make you need to walk up and down nearby Spello to feel good the next day. The room was very nice for the price, if a little dated.

Lovely farmhouse which has been lovingly restored by the owners. A very friendly welcome, and extra touches eg morning coffee, though breakfast is not included, were much appreciated. Excellent rustic b & b in very good condition, surrounded by greenery with an equipped swimming pool. Clean with air conditioning. Very close to the centre of Spello and the parking is close by although up a lot of steps which you can’t avoid in Spello- everything is uphill. Lovely little balcony to sit outside

Very quiet and relaxing location, 3 km above Spello, in the midst of olive trees. Well-kept and very clean rooms and common areas. The bathroom is beautiful and spacious. Really excellent structure x cleanliness, silence, equipped with all comforts, excellent breakfast with fresh cakes and jams made by the owners, proximity to the historic center, pampered for a week by the owners. My husband and I felt like family !!! We highly recommend it 😻
