Chiang Mai Waroros Boutique Hotel

There is a strong water pump that makes noise intermittently every 3 to 15 seconds so don’t plan on sleeping. Traffic is loud also. The toilet broke on first use and was told there was no maintenance man at night so just wait until morning (this was 8PM). Hotels usually have basic necessities like toothbrushes and irons in case you forget but not here. You’ll have to make a Lotus or BigC run. The pool is super small and not very clean. The good reviews are super old. If you need a place to sleep or use the bathroom look elsewhere.

This fell severely short of my expectations. I was booked for seven nights but left after only one. I understand that properties highlight the good points but I think booking websites allow a dishonest representation of what you are actually paying for. The worst part is that this place overlooks a 24 hour petrol station on a busy road so there is noise all night.
The room was not clean by my standards. I told the front desk and they came to have a look and seemed to not understand what 'unclean' is. They sent someone to clean but it was no better. Then they moved me to another room which was no better. I left and had to contact booking to get refunded then I had to go back there to receive it in cash. The next place I only booked for one night and I checked the room first then I extended my stay once I saw it was ok. I suggest others do the same for low budget hotels in Thailand. It may be low budget but it should still be clean. The one I moved to is fine. See pics attached of Waroros. I'm not fussy or exaggerating but they couldn't seem to see what the problem was. It was gross. Someone needs to tell them what bleach is. BTW I have very short clippered hair so the hairs around the place were clearly not mine.

Very disappointed at such a promising hotel.
4 nights here left with me these conclusions.

Positives:
Physical location is good, 10 minute walk for busy areas. Pool whilst cold, is decent. Staff are somewhat friendly and will try to help wherever possible despite poorer English skills than other hotels.

Negatives:
TERRIBLE Air-con units. So noisy it’s impossible to sleep with it on, and just as bad if your neighbour has their unit on. Makes sleeping very difficult and needs immediate improvement. The ‘balconies’ on the petrol station side, pointless, in desperate need of actual multilayered glass doors to soundproof against the 24:7 petrol station next door.
Poor cleanliness upon arrival, had to be relocated rooms due to huge amounts of ants and general dirt/ cobwebs. Secondary room wasn’t perfect, and this does seem to be a common theme reading other reviews.

So much potential for this hotel that does offer very competitive prices, but I can’t recommend to stay here due hugely to poor sleep quality! If the hotel really wants to front itself as a destination for people to recommend and go back to it is in need of some major upgrades unfortunately.
