Villas are very spacious and private, we were upgraded to royal villa, great private pool, good layout, but was a little dated and some maintenance issues, but overall great. Staff are friendly and helpful particularly Tina. Some limited English. Food in restaurant and room service very good. Lovely location in cliffs, short walk to beach

Magnificent villa with private pool overlooking the water. It was beautiful and very relaxing. The hotel staff and food were excellent. I have traveled a lot and this is my most amazing place I have stayed.

The good: Staffs are nice.
The bad: For the price, the experience was a disappointment. The entire property was dated and poorly maintained. They lacked staff and one poor guy was doing all the work carrying luggages. Comparing the other properties in Phuket, this is definitely a no go. Not child friendly as well.

Stunning view, but not worth the price.
The air conditioning was turned off at night.
While outside eating our dinner at sunset, water rained upon us from infinity pool from the unit above - major leak through the glass lining covering our patio. I showed a video of this to reception and mentioned the air conditioning - they simply said thank you.

Curious place - the room and the seaview is incredibly beautiful; however, the maintenance and service are nothing to do with the level of the hotel itself.
First of all, the room is full of mosquitoes! I understand that this is Thailand, but I am not talking about outdoor, but indoor. Seems like there is a mosquito tribe living in our room, there are everywhere! The first 30 min I arrived in the room, I have killed 10+ mosquitos.
Second, the service is not at the level. We had 2 times breakfast there, non of the orders they served correctly, although there were not many options (4 set menu in total). Also, they served pork dumplings to our neighbor table who appearantly do not eat pork, without checking with them in advance; as a result, they served us with this abandoned pork dumplings, while our ordered fried rice was 1 hour late. It was like totally non sense.
Third the facilities lack of maintenance. When the guest living in the villa on top of ours was swimming, water pours from his swimming pool to our balcony, continually. I was not able to read or drink on the balcony because water came in my class and on my book. Also, the lock of the balcony was broken; so the hotel sent a staff to fix it. After his work, the lock became from "partially not working" to "completely not working".
Last but perhaps not least, the cleanness of the room is doubtful. Saw a pile of black short hair - obviously coming from last guest's nose - stuck on the table of the sink. Dead mosquito in the bath tub, etc.
Heard from Google reviews that there is no general manager or responsable ppl in this hotel. Maybe it is time to hire one.

I read some of the other reviews about staff not being there. For me it has been good but they’re also is no wedding that I can see happening so I don’t know the full details of that. It is very private. There’s no community pool so you’re kind of on your own if you want absolute privacy then this is the place for you, the private pools are the biggest I’ve been to yet. Definitely worth it as there is no pool on site other than the individual rooms.
The bad. Older rooms, pool needs to be cleaned daily to get all the stuff that blows in overnight. A painting touchup would help dramatically on some of the walls. In the master bedroom in our unit anyway, the AC unit sounds like a jet engine. You cannot watch TV and hear it due to the AC running, so you have to turn it off.

Amazing villa with a private pool overlooking the water. It was beautiful and very relaxing. The staff at the hotel and the food were superb. I have done a lot of traveling and this is my far the most amazing place I have stayed in.

Private villa with beautiful view and nice hospitality. The only bad thing is the stairs. Too much stairs, not a friendly place to stay for disabled people
