We had a fabulous week at kappa resort. The accommodation was excellent. The cleanliness was exceptional. The staff were very professional and pro active.

We were a family of 6 and 1 17 month old staying at the Kappa resort we had a 4 bedroom villa with a pool close to Reception. We had also breakfast every morning. The breakfast gave plenty of choice and we all enjoyed a leisurely start to the day. All the food was delicious and you were able to order fresh fried eggs. Sophia and Lena always welcomed us every morning with a smile and provided endless amounts of coffee. We really valued the service they provided. Well done ladies! We ate in the restaurant a few evenings and the food was delicious. The villa was modern and spacious and was the perfect accommodation for us as a family too. We also enjoyed the daily maid service. They cleaned, changed the beds regularly and always had a smile on their faces. The beach was pebbly but the water was so clear. Steep walk down hill but the staff will happily drive you there. 800 metres. The Reception staff were always welcoming and catered for our needs. I would just like to say how rested we felt and what a wonderful place to stay. It is a 15 min drive to the local town . We did need mosquito repellent. Thank you Kappa for looking after us

This resort deserves ten stars not five.
I hardly know where to begin . It is located on the side of a hillside like a quiet retreat and is more of a boutique feel which is it’s great charm.
The rooms my daughter and I were given were spacious, immaculate with no detail was overlooked. Please look closely at the paintings done on your walls by the gifted Ms Winter . They complement the resort very well and look stunning.
A special feature of Kappa resort is to have a huge pool all to oneself and was cared for daily .
The terrace overlooked a beautiful view of the ocean with Mount Athos in the background.

The staff at the resort from the groundsmen to reception were unfailingly hospitable, sweet and helpful at every turn. They did their best to accommodate any request . It was amazing !
If you want a vacation where you will be restored, rested and cosseted this is it. The owner has a lot to be proud of.
As a side note please tip generously. Leave money for housekeeping when leaving and with the restaurant wait staff. It will be so appreciated !

We stayed at the Kappa Resort for 11 nights. Pool villa and suite.

Short version:
I will not visit Kappa again. I cannot give any recommendation to do so:
- You are not allowed to eat on the terrace
- Cappuccino at breakfast costs €6, despite half board
- Dinner not tasty
- Price-performance ratio quite unsatisfying

Long:
Unfortunately, there are clear objective deficits in the influence of the hotel management on numerous levels:

Primarily food (quality, selection, taste, freshness), service and dealing with guests.
Pretent to be luxurious. Based on the general quality, the price-performance ratio is insufficient.

Location 7/10
Far outside at the end of the peninsula, but quiet.
The best thing is undoubtedly the view: hillside location by the sea

There‘s a beautiful terrace. Unfortunately, guests do not benefit from it or only to a very limited extent.
From mid-September, according to the so-called manager, the terrace CANNOT be used even when the sky is clear, no wind and the temperature at 22°C.
Quote: "I'm explaining ALMOST friendly to you: If you sit on the terrace, everybody else wants, too."

Even before, breakfast was only allowed in the breakfast room, no view, even though the terrace is only a few steps up.
The request and complaint to eat on the terrace when the sun was shining, especially since all the seats in the breakfast room were taken, was rejected by the manager. One could fall on the stairs. This argument makes little sense, because there are also stairs down to the breakfast room.

Food 4/10
Dinner half board 2/10
We booked half board. After the first two dinners, we decided to skip the half board and drove >10 minutes to the next village every day.
The selection is the same every day, except for the three main courses and one of the three dessert options (two scoops of ice cream, a loveless bowl of fruit, a kind of sponge cake). Side dishes are the same every day.

With a few exceptions, the dishes are simply not very tasty and of medium quality (compared to normal taverns on the peninsula). Fatty pork neck steak from the oven, pork skewer (1/3 fat), breaded salmon, breaded chicken, beef stew, breaded fish.
You miss grilled, quality or tasty seasoned dishes. In general, the food is little seasoned and usually too cold (sometimes even completely cold, the the fries).
There is also la carte with a significant surcharge (e.g. shrimp saganaki after deducting the half-board: €12).
These dishes are superior to half-board. The aim is to encourage to buy the dishes on the menu. Unfortunately, what is on offer here does not correspond in any way to the price in connection with the cost of half-board.
We ate at a beach restaurant several times for €180-210/3 people.

Breakfast 5/10
Basically OK, although a lot of things don't work here either and it's obvious that the aim is on reducing costs.
1x cappuccino = six euros - despite half board. Alternatively, filter coffee and 3-4 types of tea.
It’s not about the a few euros. The pricing policy reflects the host's view on guests.

Fried eggs are empty EVERY day, never hot, but completely or almost cold, even when fresh.
There's even smoked salmon, but this is even rarer than the eggs. Otherwise, hard eggs, not soft ones.
Sweet pastries from the freezer, the same 2-4 types of fruit every day, mostly hard peaches and the dessert from the
night before.
Also the cheapest jam that looks like colored jelly. The bread selection is good and usually available, along with lovely honeycomb honey.

Staff 4/10
Mostly friendly, although often young and inexperienced.

The aim of the management (1/10) is not primarily to satisfy its guests, but rather simplicity and cost reduction (see examples of terrace, food, etc.).

Unfortunately, a lot of things don't work. Long waiting times at dinner, drinks are forgotten several times, tea is too cold to brew, sometimes spoons, sometimes cups, sometimes salt are missing on the table, or you have to keep pointing out that dishes are missing. Not bad at first, but it becomes unpleasant when you have to keep asking.

We were 24 guests at Kappa Resort, Bungalow Villa Iliachtis IV (Room 804) from 11-20.9. Location: on the Kassandra peninsula (Chalkidiki) at the southern tip with a view to the south-east towards peninsula Sithonia. This part of the peninsula from Palliouri onwards is quite unspoilt and quiet. Individual bungalow complexes on the hillside with views similar to the Kappa Resort Hotel. However, there is already a lot of construction going on. Pebbly, sometimes sandy beach, then quickly large round pebbles in the water, seagrass meadows but mostly well below standing height. Bathing shoes are highly recommended when entering. At our time of year, the sea was mostly calm and the water crystal clear. Nice to swim in. Of course, it always depends on the wind direction and strength. From the Kappa Resort (our bungalow) you have to walk about 250 m to a private stretch of beach with neat, cushioned loungers in two rows, currently estimated at about 25 loungers. Changing cabin and freshwater shower available. Toilet is signposted but there is none. I was informed at reception that toilet facilities are now prohibited directly on the beach. That's ok for us to keep the sea water quality at this high level, but then the sign would have to be removed, There is a Greek beach taverna right next to it, but we didn't use it, because the “backyard” was more than sloppy even with a tolerant attitude. About ten minutes walk along the beach to the north there is a very good tavern “Navagos” by Greek standards. Wonderful setting above the beach, fantastic view, very good cuisine, highly recommended, upmarket price level. Sunrise side, but still wonderful light and atmosphere at sunset on the other side of the peninsula. Our bungalow was a 3 bedroom 2 bathroom bungalow with a garden and a pool just for this bungalow. The infinity pool is cleaned every day and looks appetizing after the removal of algae growth (pushed by us) at the waterline. Size approx 420x900, no barrier for small children. The pool is unheated, which can be uncomfortable in the early and late season. On arrival on 11.9. it was still ok, but after just one week the pool water cooled down considerably. Shortened sunshine duration, cooling down. The small garden belonging to the bungalow (see photo) has an irrigation system for the lawn, but it has no effect, see photo. You have to understand this in view of the water shortage, but it looks unkempt. When we arrived, there were a few things in the bungalow that were not in order: 1.)The mosquito protection device in the children's room was torn from the rail, the net from the frame 2)The dishwasher is defective, instead, the bungalow cleaning staff washed the dishes during the daily bungalow cleaning. 3) In both (very small) shower rooms you inevitably cause a flood when showering, as the shower cubicle (upstairs) is not tight and in the shower on the ground floor the partitio

Excellent resort. We was here for a week, 6 people in total and we had taken a 4 bedroom villa. The villa was OK, with a private pool and very close to the reception and restaurant and 5 minutes from the beach. What is remarkable about the resort is the beach which was always half empty even though the resort was full. The beach has small pebbles, extremely clear water and is full of fish, there are also octopuses and other interesting sea creatures. The kids really liked it. The nearest village is 4 kilometers away and there are many restaurants there at a relatively good price.

This hotel was not terrible, but it fell far short of expectations, especially given the high price. The concept of the hotel is excellent – it’s located in a secluded area, the rooms and villas are well-designed, and despite the large size, it maintains a sense of privacy, which is a credit to the architects. The staff deserves recognition for their friendliness and readiness to assist. However, the management does not seem to uphold the same standards.

In my opinion, the price does not match the quality of the experience. This was, by far, the worst price-to-quality ratio I’ve ever encountered. The prices are outrageous for what is offered. We faced numerous issues, from faulty door handles to a broken toilet, water problems, and an inconsistent air conditioning system. When paying such high rates, you don’t expect to have to complain every day. A fair price would be one-third of what they currently charge. Unfortunately, these issues greatly overshadow the friendly staff, which is why I’m rating this resort 1/5. I hope management addresses these problems, as staying here feels like daylight robbery.

Additional Details:

The restaurant was good, but not suitable for every day. It’s fancy but not ideal if you’re seeking an authentic Greek experience.
The condition of our villa was just "okay." We had issues with hot water, and there were small but annoying details, such as not having enough towels (2 for 3 guests). We also had to ask for a safe key, which might seem minor, but when you’re constantly asking for basic things, it becomes frustrating – especially at this price point.
There was no toilet at the beach. They offered to drive us to the reception, which was 300-400 meters away but up a steep hill. While I appreciated the option, I didn’t feel comfortable asking for a car just to use the bathroom.
We didn’t have warm water outside of the 17:00 to 22:00 time window.
The beach was well-organized with plenty of comfortable sunbeds, but the sea itself was quite rocky. I understand that many beaches in Greece are rocky, but I’ve been visiting Greece for 12 years, and this was the rockiest beach I’ve encountered.

Stayed at Kappa for a week and what a week it was!
We enjoyed the stunning views from our villa, the food at the restaurant, the paintings on the villa walls, pretty much everything! Will definately visit next year again!

Great Resort! We really enjoyed staying there! Our suite was spatious, elegant, spotless clean and with a great view. Hotel staff was always available and very kind and helpful and hotel location is really something! Will visit again soon!

We stayed at the hotel with "the whole family", two of us and two dogs, it was wonderful!, the pleasant welcome, the cozy and extremely clean room, the kind room service and the wonderful pool. The proximity of the resort to the town allows you to choose between the hotel restaurant and Pallini's excellent restaurants. Highly recommended.
