The rooms are somewhat big and in a very good condition. The view is good. They change the sheets and the towels every other day and they clean every day. There is a problem with the hot water, sometimes there isn't any and when you use it, due to the change of pressure, the water is changing temperature itself. I recommend this hotel at everyone , one of the best place where I have been.

The hotel is in the north edge of Ksamil but since the town is small the location is great. The room is clean and the bed is extremely comfortable and soft. At the beginning there was no hot water in the shower (just warm) and the lady at the reception was really kind and took care of it quickly (the hot water came back fast).

The hotel price and quality is probably one of the best i experienced here in Albania. The structure is rather new, service is friendly, breakfast is simple but considering the value is worth it. There is a very beautiful beach just 5 min walking distance. I would definitely stay again.

The hotel is a bit away from the hustle and bustle, but you have peace and quiet. It takes 10-20 minutes on foot or two minutes by car. Parking is worry-free. And the owners make you feel at home. Nice new small scale family ran hotel, clean room, good WiFi and tasty breakfast. Located a few hundred meteres away from madhouse Ksamil beach so a nice and quiet location. Butrint National Archaeological Park opens at 9 a.m., and we arrived 40 minutes early, so it was the perfect time for a coffee. Luckily, this place was here. Nice hotel right next to Butrint National Park. We had lunch here before entering the park next door. The place looked very pleasant and staff were very friendly. I ordered the linguine napolitana which was simple and fresh. I enjoyed my lunch here. We also enjoyed the cats and dogs roaming around the courtyard as we ate. They provided ample entertainment. We had a dinner at Livia twice during our holidays and we really enjoyed them. The staff and owner are very friendly and they have a lovely dog if you are lucky enough to meet him.
