Location is good, rooms decent for the money. No elevator and the floor heights are like 12 or 14 feet, so be prepared to huff your luggage up to 5 floors. I was on floor three and was a sweatball by the time I went up. It’s tough. Biggest problem for me was someone on staff entered my room safe, presumably to change the battery (because it was acting sluggish and I asked them to check it), and the following day I was alerted by a local business that my $100 bill was fake. I thought impossible because they were given to me by my bank in USA, and had not left my person until that hotel safe. Going through my envelope, I found three of these fake notes. I messaged the hotel, called and left a vm, and never received a response. So BEWARE of this hotel. I would not trust the room safes. Someone there is a thief, and they don’t care. The room had a balcony that I paid for but could not access — the sliding door was frozen in place. Maintenance is an issue here. A/C was adequate. Toilet seat slid around it was so loose. Construction racket across the street all hours of the day and into the night. Honestly, I would choose a different hotel.

I stayed there 2 weeks.
Good things:
- spacious rooms
- the location is great
- the staff is quite friendly and can arrange you bus trips quite well. (The bus Phnom Penh => Siem Reap with "booking" company was very smooth and well organised)
Negative things:
- I asked to keep my luggage 2 nights since i was out of the city and they charged me 5$ for this, only to keep it in the backroom :/ => first time a hotel charged me for that and I stayed there 2 weeks.
- The Wifi connexion is very slow (950Kbps), so its hard to watch sth on the Internet, not good for digital nomads.
- Price is a bit expensive.
- The comfort depends on the room. In my first room some electrical plugs were not working and there were no sockets close to the bed, in the 2nd room everything was fine.
Also, sometimes communication is not so easy, prices are given in dollars.
- No elevator so if you room is on the 5th floor...

Remarkable!
We had an amazing stay here all positive no negative that I can say TBH.
The staff was helpful with a smile all the time.
We even booked a tuktuk ride back and forth to Tonle Bati (suggest you this side trip if you'll not go to Siem Reap. To experience that Khmer temple)
Will highly go back here and definitely recommend. Simply lovely!

We really enjoyed our stay at vacation boutique, so much so that we stayed there again when we came back to Phnom Penh after our travels through Cambodia. Yes, you do have to go up the stairs, so be aware of that if you have trouble with mobility. However someone did help us bring our bags upstairs.
The rooms we stayed in were lovely, clean, and very spacious. Just be aware that there is only a curtain separating the bathroom from the bedroom where there would usually be a door. So if you’re a bit shy with your travel companion, this may not be ideal ideal 🙂 The bed is quite hard, but we’ve found that everywhere we’ve traveled in Cambodia, Vietnam, and Laos.
The location was really good, only a short walk to the riverside and the Royal Palace. The staff were lovely as well. All in all, I’d stay there again!

Great location, photos accurate. Spacious, clean and great value for money. Friendly host. No lift so if you are not up for stairs, request lower level room.

I felt very comfortable with the whole setup. But get rid of the bath,and make it into a wet room. The TV is important to an older traveller like myself.

The staffs are super polite and friendly. They greeted me with smile every time I go in and out of the hotel. They print the documents I need for free.
Room is super spacious. Better than most of the hotels at this price.
They make up my room everyday.
Very reasonable price (I booked this room from Agoda).
Cons:
No elevator: not an ideal place for older adults
Smelly toilet: just a little bit but it’s not too bad
There is no toilet door in my room (room with double bed).
There is also a construction nearby. Sometimes, you will get annoyed by the loud noise.
The hotel’s restaurant is not running at the moment. Din light everywhere around the hotel.

Only by stairs to carry heavy luggage without any lift and I have to climb to 3rd floor at least 5 to 6 times during my stayed.
