This summer I was on holiday with my wife in this hotel. The main advantages: proximity to the sea and quite a varied cuisine. Even if your flight is late in the evening, you will be able to have dinner until 12 at night. The room with a sea view was pleasing to the eye every day. Quite a large territory. Friendly staff. We will definitely return there again.

This resort absolutely deserves its high rating—and honestly, even more! There wasn’t a single thing we felt was missing. Everything was simply wonderful: from the beautiful location to the amazing entertainment team, the high-quality services, and the genuine attentiveness of the staff. The food was delicious, with a great variety of well-cooked dishes, including plenty of traditional options. Meals were a real treat! Our room was spacious, with comfortable beds and enough furniture to easily store all our belongings. The pool area was well customised, offering plenty of shaded areas. Also, the kids’ pool area was really nice! It has everything needed for fun and splashing around, including two slides that adults can enjoy too. The shows and activities throughout the day were diverse, fun, and well-organized. Boredom was simply not an option! A special shout-out to Yusuf and the entertainment team—such great energy and lovely people! A few suggestions: • Some guests were reserving beach sunbeds overnight by leaving towels on them, which made it harder to find good spots in the morning. It would be helpful if staff could clear towels after hours to ensure a fair start each day. • Beach towels are only available at the spa reception, which opens at 8 AM. For early risers who want to enjoy the beach at sunrise or return towels the evening before, an earlier option or alternate pickup point would be appreciated. • Just a note for future guests: the sea entrance is a bit abrupt. This isn’t a downside of the hotel itself, but good to be aware of when planning your beach time. Thank you for the wonderful experience! We left yesterday and already miss it. We will definitely return. I can’t recommend it enough!

The hotel is amazing ! Rooms are spacious and we have been upgraded as we asked for 2 rooms close to each other to be next to our kids. There is no queue for the restaurant and the food is great. We are looking forward to taste the restaurant à la carte. Animation team is really energetic and it is fun.

We have been in Kaya Side for third time and I love this hotel. Beautiful beach, great swimming pools, very tasty food and the most important - nice people there. I send big greetings to Omer - very nice man working in the beach bar. He is always friendly and smiling, it's a man with good heart. Hope to come back next year. I recommend this place to everybody.

Feedback on Our Stay: 1. Room condition: The rooms are in need of renovation. 2. Bathroom issues: The shower cabin in our room was leaking at the joint. 3. Room type mismatch: We had booked a double room, but received a room with two separate single beds. Neither of the beds was wide enough for two people, so we had to push them together, which caused discomfort. 4. Beach conditions: The seabed is rocky, slippery, and becomes deep very quickly, which may be unsafe for some guests. 5. Sunbed availability: To get a sunbed, it is necessary to reserve it early in the morning. Otherwise, it is almost impossible to find one later in the day. 6. Humidity: There was high humidity in the rooms. 7. Air conditioning: The air conditioning is centralized, but it cooled the room fairly well. 8. Drinks and food: The cocktails were very mediocre, while the food was decent. Would we choose this hotel again? – No.

We stayed for one week at this hotel. The stay was excellent because of these two persons: Fatma and Hasan. Hasan helped us in each daily situation, if we need any help he was always on time and he did more than we asked- big big thanks to him from Lithuanian family! Fatma always helped us to clean our places - we just needed to sit and do not care about anything. i would strongly recommend to go to this hotel but once you hear look for Fatma and Hasan! they will make your holiday dream came true.

I can't believe how it got so many points. It was a hotel experience. The food is very mediocre, the service is non-existent, the room cleaning is terrible, the lobby bar staff is rude to the customers, the guy at the beach bar puts his finger in the coffee pot to taste the Turkish coffee. The hotel I chose because of the Kaya name is worth going to, just for its location. You should spend a little more money and go to better places.

We stayed 7 days at this hotel and it was a great value of money. The sea room view was wonderful. The staff was kind and helpful, always there to help with anything!
Fish, lamb and beef every single day.
We would definitely like to come back soon.

Disappointing stay at Kaya Side Hotel! This so-called 5-star Ultra All-Inclusive experience was a huge letdown—many facilities were closed, food was repetitive and below standard, and the service was indifferent at best. The room was poorly maintained, and the overall atmosphere felt like the hotel was shutting down for the season rather than welcoming guests. Definitely not worth the money, and I would never stay here again!
Special mention for the so-called "Family room'' with lake side view, with horribly loud music every night from the hotel Megasaray on the other side of the lake''. We could not relax and close our eyes until midnight minimum.

Look a bit longer, you'll find a better hotel, I am sure.

This feedback comes from someone who has traveled a lot and seen many hotels. Kaya Side Hotel should not be classified as a 5-star hotel but rather 3.5 or 4 stars. It's clear that the hotel has hosted many tourists—some who have been considerate, and others less so. The hotel is in need of renovation, as it feels rather dull and outdated. The food is almost the same for breakfast and lunch, with more variety at dinner. The drinks are extremely poor in quality. For those who are going for an ultra all-inclusive, please don’t expect top-brand beverages, as that’s not the case here. I could compare this to other hotels in Side, but that’s not the point. I hope someone from management reads this and passes it on because the hotel really needs a makeover, a refurbishment. The hotel’s location is fantastic, although accessing both Side and Manavgat is a bit difficult.
