Good location, easy to get transports like songtao, grab and taxi. 7/11 very near.
However, do not be fooled by the beautiful photos of the hotel. Actually, hotel is quite messy, dusty, old and run down. Our room furniture was very dated, bathroom door was broken and holes covered with masking tape, chair was also broken in room. The view from my room was an abandoned land with lots of mosquitoes.
Despite having a lift, we had to climb 2 sets of additional stairs with 2 baby strollers to reach the room which was on the other side of the building after taking the lift, which is not mentionned any where in the description of the hotel.
When I asked the lady on the reception (I guess she was the owner) if I could get a room with easy access due to baby strollers, she kindly offered me another room but at an additional cost of 800 Baht. She also proposed to leave the trolley in the reception area, which I didnt do for obvious reasons.
Big red flag. No wifi/extremely weak connection in the room 319. When we asked the lady, again she happily answered to come in the lobby for proper wifi. I can't leave baby sleeping alone in room and go in lobby for with.
Room air-conditioner had a weird smell and left us all coughing and sneezing. Room service also never cleans under the bed since it is very dusty.
We booked a triple room, and we got 2 towels only. When I asked, the same lady kindly said that I might have left 1 somewhere out of the room, when I denied, she said that two towels is ok to use in a tripple room. However, the housekeeping lady happily came to deliver 1 towel after my complaint.
I hope the hotel do a complete refurbishment soon.

Note the location before moaning about it. If you want some peace and quiet on a baht bus route 1 minute from the hotel with a 7 11 across the road this hotel is fantastic. For me this hotel was perfect for the price. I had a room facing the pool at the back of the hotel. Which I think is best. At the front you would be facing a school which is very noisy in the day time. All the staff were great, very friendly and helpful. Their laundry service is excellent and very cheap. So use it. The hotel itself is small and very quiet for June which again was perfect for me. The room was basic and the mattress was rock hard. But the shower was great and always very hot and powerful. Nice big fridge freezer. Again for the price. They have a nice little pool which was clean and tidy. I can't complain about anything. I would definitely stay here again when I'm in Pattaya. This area is a lot more peaceful and out of the way of the madness. Loads of German restaurants and of course Thai restaurants. You can easily get around the city from this hotel just be aware of its location. PLEASE help if you can, if you have a big heart please look after the little skinny black cat I have uploaded pictures. I looked after this cat during my stay and was sad to leave it when I left. You can buy cheap cat food from 7 11 even if it's just one pack each day. Thanks for your kindness. God bless you 🙏❤️

Great budget hotel in a convenient but quiet location. Lovely pool, our room was a good size and had been partially renovated in the bathroom. The sheets were very clean but old and the bed was extra firm. There is 4 floors and has an elevator. Friendly staff.

Nice value for the price of stay. Friendly staff. Nice pool. I enjoyed my stay for 3 weeks from in May 2023. The staff Waew and Bam are very friendly. The daily room service was great even though I only use it every 3 days. Complimentary 2 bottled waters daily. Close to 7-11, a pizza shop, and money exchange -- all withing 5 minute walk. There is a local authentic Thai restau close to it within a minute walk. Easy to ride a Baht Bus from 16/1 Soi Naklua (in front of 7-11) for 10 baht to Terminal 21, or further Central Pattaya. Going back, some of these Baht Busses go only up to Terminal 21 and then turn around back so when you see them turning around, time to get off. Then just cross over to Naklua North Pattaya road and wait for a Baht Bus that made it there and board that second bus to get back to 16/1 Soi Naklua. (7/11).

The rooms are bigger than the average room. Housekeeping is doing a great job. There's a pool, an alfresco restaurant, an elevator, and a pantry. Staffs are welcoming and helpful.

The pool pump starts at 0700, construction at around 0800. Gaps around the thin front doors, aging bathrooms.
BUT they are doing renovations.
Never found the restaurant in the three days I was there.

Honestly I am new to Thailand, I have stayed in only two hotels, this one and the Queen Victoria inn - I liked the Queen, but, I LOVE Sawasdee place!!! The staff is SO friendly, they have a decent kitchen and an AMAZING pool!!
