My Husband and i Stayed here for one night.
we had a one bedroom apartment with water view. which is rather nice.
the apartment is set up better for long stay with some facilities to cook for yourself and some ability to store things in a giant fridge.
However the downside is that it isnt very soundproof, so the noisy kids playing in the street can be very annoying.
its a few hundered meters away from the nearest tram stop.

I stayed here for a business trip, and the experience was very disappointing. My room had no air conditioning, and when I asked to switch rooms, the reception refused because the booking was made by my company. The staff at the front desk were unhelpful and unfriendly, showing no concern for guest comfort. I expected better service, especially on a business trip. Definitely wouldn’t recommend this hotel.

Lots of places to have a meal and a nice walk along the docklands The pool spa and sauna was amazing and felt safe as had to use special key to get I. And out of all buildings even the car was locked in safe

The Sebel is in a great location and the rooms are well appointed and clean. The view was fantastic and staff were friendly and efficient. We had a really enjoyable stay as a family.

Nice but rooms and pool not per the photos
There are 3 buildings - and this was NOT per the description, so the photo for the pool is different, as are the rooms to the apartments.

Cons
-Worn furniture - faux leather dining chairs are disintegrating
-Shower head faulty - so we pulled the hose tight and no adjusting
-we stayed 6 nights- no room servicing
-Parking onsite is expensive

Pros
-We wanted to be in Docklands so nice location
-Pool was nice even though it was not the one as pictured
-room was pleasant even though much smaller than pictured
-nice to have cooking and laundry in the apartment (even though we didnt cook LOL)

Reception does set your expectation when you arrive, but this should be included in the description beforehand.

What a pretty apartment, with a great location. Right on the docklands with lovely views and a board walk to enjoy. It's decorated so nicely, the water wall is amazing. The apartment is comfortable and the beds are soft and cozy. A good assortment of cooking utensils which was appreciated. An aircon in each bedroom plus one in the main room was great and opening windows for natural air is so nice.

When I had arrived, everything seemed fine but soon was taken back by the fact I was placed into a wheelchair accessible room to which I pushed aside at first but then the room proved that it is extremely unsafe for those in wheelchairs and out of wheelchairs. When having a shower water went around the whole bathroom floor even flowing out to the toilet. We had to ask for multiple stacks of towels just so we could stop the water from going across the whole bathroom so we wouldn’t slip. We went to use the washing machine and I thought that the smell from it was gross but even after washing our clothes and then using the dryer an hour later our clothes smelt moldy. The location of our stay was great since the place we needed to go was only a 5 minute walk but overall the rest of the stay was absolutely horrible.
