I would say this about a 3.5. I booked last minute because not much available in town. I should have stayed further away and in a better place.

This hotel has the old way of client service in Italy where the customer is always wrong.

First they tried to stick me in a room with no windows and no air conditioning that was working well and it was 40 degrees outside.

That's fine if you don't pay 200 euro a night.

This hotel should be 100 euro a night at best. I feel bad for the staff that has to work in these conditions. I think their management has a lot fo work to do.

Very nice bed after I made them change me rooms. Breakfast not bad. Location not bad.

So I guess I would say that 3 stars. If the price was lower I would say 4.

This should not be a 4 star hotel.

Our room and bathroom were HUGE. Bed was quite good, though a bit firm for me. Room had everything (fridge, safe, etc.) & bathroom, it was stocked with body lotion, shampoo, shower slippers, etc.

Overall we had a very good stay. What sets this place apart is the staff. Every member of staff we encountered couldn’t do enough for us. We felt like royalty.
Breakfast was lovely with lots of variety. We would have liked more fresh juice options.
We had a great room with a large balcony overlooking the pool. It was clean and decorated to a nice standard.
The pool is small but nice to cool down after a hot day out. Unfortunately the pool was closed for a day for cleaning during our 2 night stay due to heavy rains. Annoying but not the hotel’s fault.
Parking at the hotel needs to be pre booked and it was 20 euros per night and not 15 euros as advertised on their website. It would be useful to update it. In addition it would be useful to add on the website that there is EV charging at the hotel for 1 euro per kWh. It was great to have this facility.
Now what we wish was better to make this a 5 star stay?
1. The air con! I feel that for a room with such high ceilings the air con is wrongly sized and therefore the room wasn’t cool enough. We had to use a fan overnight.
2. The hair dryer needs to be replaced with something more modern.
Como is not a cheap place to stay and the hotel was expensive at £200 per night , however I feel this is normal for the area in the middle of August.

Location is good but that’s basically it tbh. The air conditioning does not work at all and the staff simply states that due to the fact that the hotel is in a historic building, the AC will not work. Don’t stay here, Como is a great town and you can find better places for a better value.

Air conditioning is not working. They give fan. Fan also making noise. Staff told air conditioning not as US standards. If you can sleep in 35 degree then it’s fine. Light is also less. Bathroom door is also broken. Not value for money. I generally never write bad reviews.

As for the breakfast, it was very varied and well presented. The only complaint is that the WiFi didn't work too well, and nowadays it is essential.

Located just outside the walled city. You only have to cross the street. To get to the lake, it takes 15’ at a leisurely pace.

Great gem of a boutique hotel located 10min walk from the lake, right on the edge of the old city. Rooms are very large and well equipped with great bathrooms. The rooms are also full of character with the charms of the old convent kept nicely. The staff is very helpful and responsive making the overall experience quite pleasant. The hotel has some parking spots but it needs to be booked in advance! Otherwise they indicate a parking lot next door which remains rather convenient.

This hotel across from the old town was like Como itself: part old, some new, a minor inconvenience (like the tub), not a cookie cutter hotel by any means. Our rooms were across from one another after walking through an outer sitting room. Breakfast was good, the staff friendly enough. An enjoyable stay.

Dirty shower!!!!
We were so tired when arriving to Como that we asked if the room was ready. It wasn’t and so we slept in the lobby for two hours. I was super excited to have a nice shower but there was someone else’s hair still in the shower, the shower head had mould on it and then what looked like rat faeces on the floor. I’m not one to complain but I went down to the front desk, very polite and explained the situation. Firstly, the rat poo is ‘part of the tiling pattern’ secondly he sends a non-English speaking gentlemen up to clean the shower. However he just stood in the ‘arguing’ with me in Italian. He grabbed a tissue wiped the rat poo and the hair, and left.
So after 30 mins I went back down and asked for the cleaning supplies myself and cleaned the shower (probably the cleanest it’s ever been).
