We were extremely disappointed with our stay at this hotel. On the day of our arrival, we were informed that we had been moved to a "partner" hotel due to renovations in our room. However, we were given no prior notice. The new location was much further from where we originally booked and situated in a less desirable part of the city.
To make matters worse, the new hotel was poorly maintained. The power outlets didn’t work, which made it impossible to charge our devices. Additionally, we had booked a room for three people, but were only given two beds. This was incredibly frustrating, and when we called and messaged the managers multiple times to try and rectify the situation, they completely ignored us the entire stay.
Overall, this stay was far from what we expected, and I would advise other travelers to avoid this hotel. There are far better options in Venice where you can actually get what you pay for.

DO NOT STAY AT THIS HOTEL. I wish I would’ve read the reviews before booking because they are so consistent and I would’ve booked elsewhere. We arrived at a decent time, early afternoon, with no one at the front desk and the doors locked. We rang the doorbell several times, no answer. I finally called the number and they told me there’s a code taped to the inside of the keypad box. 1) Would have been nice to receive check in instructions prior to arriving if they are completely different than any other standard hotel check in and 2) huge security issue. You’re telling me you can just lift open the keypad and find the code? Horrible. Not to mention, once we entered the hotel, our keys were just sitting out on the front desk in an envelope. Anyways, our room was disgusting. There was mold everywhere and the dampness/wet feeling in the room was horrible. Lots of mosquitos flying in our room as well. We took pictures and emailed management, sent messages on WhatsApp, no response from anyone. We actually left the hotel with mold in our clothes. Other than the location of this hotel, there is nothing positive to say about it. As someone who rarely ever writes a review, I had to tell people to avoid this one at all costs.

AVOID: They advertise 24hr reception, false claims. If you first arrive after 3PM you rely on another guest to open the door for you. If no one appears, you are locked out of the hotel... If you are lucky enough to get in, instead of a check-in you get your keys from an envelope with your name on it ("trust" system). This happened to every guest we crossed, 45 minutes waiting, 20 minutes waiting, 30 minutes waiting, etc.

Side notes:
•Broken toilet seat
•We found 2 fake eyelashes glued on to bed lamp (no cleaning services???)

The hotel charged me 1192.00 EUR for 3 nights with the worst service I have seen in my life. I arrived late in the evening to see my hotel had no one at the reception. A person waiting inside opened the door for me. The person was with another person with severe disabilities waiting for someone to come and help them as there was no way they could access their room. We wait for sometime without any service and I offered my room to them as it was with the least amount of steps. The next day morning I went to the reception for help and after much back and forth they agreed to help. I had booked breakfast with my stay and found it so below standards that I had to leave without eating anything. The room had the only two window outside the hotel has. This was a scam and I am very disappointed with the service and quality of hotel for the amount I ended up paying. Please don't believe the website pictures, they are a very curated sense of your true experience.

When we arrived at midnight, there was no reception and we were not able to enter the building. I was lucky my phone had roaming. I called them and they said your key is in an envelope outside the building hanging on a window. If I didn't have access to phone, most likely we had to spend the night outside. The room we booked was "Economy Double Room" which was a tiny room in which we couldn't even open our luggages. AC didn't work and everything looked super dirty. Every night when other guests were arriving, they had the same issue: they had to knock on the door or ring the bell which we could hear it from our room and was very disturbing (I guess many other rooms could also hear it). Toilet had no vent (as you can see in the photos) and literally we were sleeping close to the toilet and smell the toilet. Staff were not friendly and polite either.

Terrible hotel with terrible service. The air conditioning didn't work as promised. The wifi was patchy in the bedrooms. The bathroom was dirty and the showerhead was dissasembled. The shower didnt have a curtain and it flooded into the room. The room was too small and smelly.

The experience was TERRIBLE. It never should have been rented out. I'd give it minus 10 if I could! The room was clearly water damaged, the hot water didn't work most of the time, the bed was lumpy and uncomfortable, there was no natural light (the window opened onto a brick wall so we kept it closed because no air circulated) and the hallways smelled liked a toilet had backed up.

So when we arrived we got the information about broken air conditioning (~30C) and got two fans in the room instead. We got the offer to cancel the rooms if we wanted and get full refund. The time was late in the evening so we negotiated to stay for the night at a reduced price with the two fans as substitute.

After a night in the sauna (the room) we woke up and found out there were ants in the room. On the floor and in the bed...

Toilet seat was broken and there were some signs of earlier water damage in the bathroom. Think I smelled mold in there too but not too sure since we had balcony doors open and the smell outside wasn't the best either.

We decided to quickly pack our bags and not stay for another night.

I wish I read the reviews better before booking since this seems to have been a issue for a long time.
We were told the ants live in the walls and comes out if you open something sweet. I don't know if this is in every other hotel as well but not acceptable for us.

The staff was nice to us, polite and everything so nothing bad about them.

Breakfast was extra and I don't really think it was worth it but anyway.

By the looks of the picture we got a standard double room when we booked a deluxe?

So if you want to stay in San Marco I wouldn't recommend this place at all. Better spend your money somewhere else!

Reviews born from frustration seldom flatter, but I will endeavor to be fair—and honest.

We booked our stay about a year from our arrival. At the time of our booking, the hotel advertised air conditioned rooms and included a complimentary breakfast. Our reservation indicated we had a breakfast included with our stay—something we paid extra for. However, upon arrival, our situation had shifted in the hotel’s favor.
We arrived just after 2PM, which was the earliest we could check in. We found our room on the second floor (actually third, as they don’t count the ground as a level), and entered our room. The first thing we noticed was the room temperature. It was warm and stuffy. A quick inspection revealed the air conditioner was completely disconnected from electric power, as the wires were openly dangling from the ceiling. One of the staff members was helping guests carry their luggage to their room, as the hotel did not have an elevator. We asked about the air conditioner and she said it was unavailable throughout the entire hotel as they were upgrading the system. She brought us a fan. We asked to be moved to another room, but she insisted that none of the rooms had air conditioning. We asked to be moved to a room with more windows so we could get air flow, but she said it was impossible. We asked if they would allow us to check out so we could find better accommodations, but she said there were no refunds. We were stuck with our prepaid room. To make matters worse, our sister and her husband checked in at the same time and their room had air conditioning. To be fair—the hotel did offer to exchange our room after some other guests checked out the next day. But, we declined, not wanting the hassle of having to pack our stuff again to move down one floor. But, sleeping with an open window drew mosquitos, so we should have accepted the room change hassle.
The room was clean, but it was tiny. There was no room to walk around the bed, as it was pushed against two walls. Our “dresser” space was taken by the fan. The bathroom was clean and had a decent stand-up shower. It was super small. Only one person could be in the bathroom at a time. And only one person could stand beside the bed at a time. There was little room for changing clothes. We had to place our second bag in front of the door to open it.
The bed was fine, leaning on the firm side. Our pillows were uncomfortably hard.
The next morning, we were expecting to breakfast in the hotel and then start our day. But, they stopped us in the lobby and tried to charge us 15 euro for coffee, juice, and some pastries and possibly some lox. When we told them our reservation included breakfast, they were quick to show our printed receipt with the words highlighted indicating breakfast was not included.
Positives: the room was clean. The hotel was in a great location and was central to almost everything within the San Marcos district. It was a 4 minute walk to the water taxi that took us to the airport.
Overall, we had a clean room and a hot shower. So, our major complaint was them not meeting up with what they advertised. The staff seemed annoyed to have guests interrupting their day, and they went out of their way to ignore us. Unless we directly stopped them or spoke to them, they avoided interacting with us. This is not what we’ve come to expect with European traveling. Most hotels offer friendly service and are quick to be helpful or accommodate our requests. But this hotel is not tourist friendly.

This hotel is at a very nice location and the staff were super friendly. However, I did not quite enjoy this hotel as others in Italy. The room was half the size of a normal hotel room. As a matter of fact, it was hands on the smallest hotel room I ever experienced. I had to close my luggage if I want to open the door. No A/C until June. I tried to open the window, but there were lots of mosquitos. I barely had much sleep at all, unfortunately.
