Huge property but very old and worn out. Definitely not a 5 star!
Cleanliness is below par, housekeeping ordering any amenities takes 20-25 mins. Breakfast is below par with limited options. Definitely need a major makeover/upgrade.

On arrival we were put under pressure with a staff member to sign up for a presentation which we had no idea was about m, we felt hassled and harassed within 5 mins of entering the building. The restaurant was so over priced and the food was below standard, I tasted better out of a microwave to be honest 🙄 the location of it was not good as on a hill there was no walk way to get down to the local shop which was a 15min walk but almost impossible to walk to due to the ongoing traffic and no pavements, it was scary. The quality of the hotel was not the best, dodgy flooring, chipped plates given at the restaurants and the air conditioning was not working in the room, the engineer came out and fixed this but by the next night it was blowing out hot air again. Overall we were not at all impressed with this hotel for the standard of purchase.

The location is somewhat distant from Patong, so renting a bike or car is recommended. The property requires refurbishment. While the mattress is firm and of good quality, the walls are quite thin, allowing you to clearly hear conversations from neighboring rooms

Through my own choices I ended up booking three times for my 5 night stay so I will have 3 reviews I’m assuming.
The first booking is for one night so I will give this review for the first night.
This resort is at a fair price point in my opinion as of when I made my reservations.
Now for the details:
Cleanliness - good but not great. Didn’t have any issues with the bath water like some other posts but did have issues with mosquitoes. The half bath of the one bedroom suite has a serious mosquito issue that I’ve notified them about. Not sure where they were coming in but somewhere in the half bath to the point that I would not go in to use it at all. They allowed me to move to another room for the 2nd night so I’ll write a separate review for that one. In the meantime, if you are given room D-204 please be aware and ask them if they have corrected the mosquito issue in the half bath.
Location - good. I prefer not to sleep in the middle of Patong although it is more convenient to be close to all the stores so this part is good for me especially when the hotel provides a shuttle to Patong. The property is on a hillside so there’s plenty of greeneries but it’s also challenging going up and down the hill when walking to and back from the hotel restaurants and pools.
Service - good. They were accommodating when I asked to move to another room due to the mosquito issue. They were also good to provide hand towels and wash clothes however I’ve never had to ask for any hotel to provide them after checking in. They were expected to be there already.
Amenities - excellent. The hotel provides shuttle to Patong. They have restaurants that are higher but not too overpriced. They have plenty of pools. There’s a spa and a gym onsite. Even an ATM!
I take reviews seriously and don’t do reviews on places that I haven’t used myself at least once and preferably twice. It is intended to help future customers and also for the hotel to correct issues.

DO NOT BOOK THIS HOTEL
I have never been more dissatisfied by a hotel that calls itself a resort. They have a poorly located massive property with no staff on board, they tell you to wait 2 hours for one plate to be delivered into your room which never arrives, the rooms are not as clean as they should be and the Jacuzzi in our room was filled with smelly water which didn't get fixed at all and their technicians say that that's normal and wouldn't change the room.
The staff is rude on calls and asks for money for every little thing, they won't give you a drop of water without demanding extra baht and need a non refundable payment for an extra keycard.
They will not refund the money or fix the services, and there is a broken hairdryer and no soap in the washrooms for which they have no resolution.
I have seen hotels that are 2-star with better service than this so called resort, i would pay people to not stay here, i'd rather take a towel and sleep on the beach than stay at this joke of a hotel, i need google to add an option that says 0 or negative stars just for this hotel

Do not book this place. It’s the worst property I have ever stayed in. The rooms are outdated and unwelcoming, and the water in the jacuzzi was pale yellow. If I could give zero stars, I would. Staying at this property was the worst decision of my life—an absolute waste of money.
The staff is uncooperative, and they charge for everything. Nothing is included in the price they charge for the stay—not even drinking water. Our experience at the hotel was far from satisfactory and extremely disappointing.
Upon arrival, we found the property to be old, dingy, and infested with mosquitoes. The condition of the hotel was far below the standard portrayed on your platform. It was clear that staying there would be both uncomfortable and unsanitary.
As customers, we relied on your platform’s representation of quality, but this experience fell drastically short of our expectations. Given the clear misrepresentation and inconvenience caused, we request an immediate and full refund for this booking. Please address this matter promptly and inform us of how you intend to resolve it.

Worst staff rating ever experienced. Stained pillows given without pillows cases. Despite reaching 2 hrs after check in time they took over 40 mins to give us the room because they double check the rooms and I had stained pillows, mosquitos in my jacuzzi. Delivering towels took them over 2 hrs in the evening, which they didn’t replace in the morning cleaning as they were supposed to.
Mirror was not cleaned. Ants in my sink and bedroom. No hand towel given. When asked for it. They told me they have proof of keeping it which when I asked for they could not furnish but were ready to fight with me for. More over, my breakfast had hair lying in it. A 2 star hotel gives a much better experience. I stayed there with my family and was highly disappointed. You literally have to beg the staff to give you basic things in your room. Waiting for 2 hours for a shower after returning from beach from the entire day was really frustrating specially with no internet working in the room and no action taken by hotel even after several complaints.

The location of property is good . The staff is not good, I was highly disappointed by my 4 day booking at this resort. You will have to wait long for room services , rooms are smelling . Lack of cleanliness, Reception people are not cooperative, I asked for water they said it is not available. In patong city there are many other Hotels near beach try those. I asked for 2 bowls, person said yes, After 1 hour I called she said it’s on the way. They didn’t came atlast.
