The hotel combines Thai friendly service, one of the best SPA Cenvaree chain, as well as an advantageous location, the hotel is near one of the main shrines of Pattaya the sanctuary of Truth. In addition, the hotel is convenient for families with children. A distinctive feature of the hotel design is the use of rough and hard surfaces.

Location: 126 km from the airport of Bangkok, in the Northern part of Pattaya, in the Bay area, Wong Amat, near temple of Truth.
Total area: 8 000 m2.
Consists of four buildings: East Resident, Resident West (7 floors) Resort and East West Resort (6 floors).
The hotel has 252 rooms.
Beach: private sandy beach and adjacent to the public beach 50 m away, the first coastal line. Umbrellas, chairs, towels – free of charge.

The resort's design is modern and stylish, blending luxury with comfort seamlessly. My room was spacious, clean, and beautifully appointed, with a private balcony that provided a perfect spot for enjoying the sunset. The bed was incredibly comfortable, ensuring restful nights.
The resort's amenities were top-notch. The infinity pool overlooking the beach was a highlight, offering a refreshing swim with a breathtaking view. The on-site dining options were also excellent, with a variety of dishes that catered to different tastes. The staff were friendly and attentive, making sure that all my needs were met.
Overall, Pattaya Modus Beachfront Resort exceeded my expectations. It's a perfect choice for anyone looking for a relaxing getaway with great facilities and a beautiful setting. I highly recommend it!

Have been fighting with this hotel to get my refund still. Agoda has said they have taken back the refund even though we have a signed letterhead from them stating they will give our refund back but will not respond now. They are crooks. They steal and lie. Do not stay here
Disgusting and extremely disappointing! I booked the deluxe ocean view room after seeing the nice photos, access to private beach, and generally decent reviews.
Just on my first night, had my room changed 3 times. 1st room the AC was not working and was practically steaming, 2nd room seemed like it had not been in use for quite some time, was filthy dusty and the balcony and table was completely covered in bird droppings, 3rd room AC was also not working well - staff asked to wait 10-15 min for the AC to get cold but I waited 1/2 hr before calling and they sent an engineer just to tell me that it’s just a bit slow, a full hour has now passed and the temperature is at a toasty 29. By now it is 5am, and the Next room smells like mildew, pillows smell old and mouldy, everything is covered in dust and there isn’t a clean glass in the place, Curtains are ripped and TV speakers are blown out. So most of the night that I’ve paid for has now been spent moving rooms, I haven’t even unpacked.
After a nap from the exhausting night, I go to reception to get these things addressed, I’ve spent hours waiting for AC to work,moving and responses. They want to offer me afternoon tea and late check-out, seems they fail to understand I want a clean room and what I paid for. I ask if there’s anything they can upgrade or compensate for my wasted time, they suggest I move to their pool access room but it’s not what I want at all but I need to go out to meetings and left my number for the next room change on higher floor, NOT the pool access one with less privacy, without the ocean view i booked for.
Went back to reception, I did not receive calls but staff insisted that they had tried to call me and the room has been given away already. I was expected to stay in the same room again or the pool room, nothing has been cleaned or changed about the room I was in either. Absolutely ridiculous that they think I’m willing to sleep another night on the mildew pillows and in the dust. They offer the family suite for the next day only when I have to ask them what are they going to do and scrambled to find some solution - which doesn’t do me any good for tonight or the time I’ve wasted, when asked about this, the suite is now magically available for tonight after some cleaning which I agreed to but the 20min they told me it would take, turned out to be almost an hour. Why is this an issue to begin with?? Family suite is still not that clean with debris in the bathtub and greasy handprints on the glass, in need of repair, the view of the ocean is over the parking and hotel drop off, and the AC is taking super long to cool down the larger room (I’m still waiting after another hour, and it’s 33 and I’m sweating up a storm) I don’t even know what else to do. Shockingly Poor property, service management, and recovery.

I upgraded to the Club Suite King, which shows nice photos of a room with a bathtub.
The room stank of heavily perfumed cleansers. The furniture is old and worn. There is exposed conduit in the kitchen. Dirty, grimy balcony and windows.
Most disappointing about the room is that the tub did not work in that it filled up with water as if from a drinking faucet. I calculated it would take an hour to fill.
The hallways are smelly, dark, and look more like a basement than a resort.
Further, the resort has two pools, but one was full of algae and unusable.
They also use the hotel as apartments so the balconies have clothes racks on balconies, pet boxes, etc.
There was a unit on the top floor across from us that had heavy mold all over the closed curtains.
They are also demolishing some of the units, there is a big hill of trash in the front of the hotel.
Onsite management agreed with the issues but was not able to assist in my request for a refund, saying I need to speak with Agoda. Agoda took my complaint. At the end, I mentioned I have a few photos, but that I did not take photos of everything. And a video of the tub (not) filling, is too large to include in their restrictive email.
Agoda asked me to send what photos I had. They then replied that the photos did not adequately document my issues and my request was denied. I should not have to back up claims that the hotel admits to and it should not be Agoda's job to judge my request, they should be assisting. I've been speaking with frontline phone representatives who apologize and simply tell me to prove my case and that there's "Nothing they can do".
I wish I had taken photos of the disgusting pool and the filthy elevators. I happen to have photos of a few items: Exposed conduits in kitchen, hallways that look like utility corridors, rooms used as apartments and trash piled in the front.
Room: Chic contemporary and great value with design. Of course all amenities are set up and good for all travelers couple, friends and family. The room are comfortable and really good compared with prices paid.
Location: The beach itself really privately away from others and really enjoyed that much. It really good for family and private friends.
Facility: All good one especially the pool bar are really suitable for us to join drinks and beach time at the same time.
Amazing stay. We will be back.
