Average hotel. The staff are very nice, but the rooms are old and pretty worn out. The breakfasts are tasty, but monotonous. You can walk to Budva in about an hour.

We have just spent amazing 5 days at the Oak Leaf Residences occupying Villa 1 and 2. Villas are spotless clean, well maintained, equipped and have amazing views over Budva bay. I travelled here to spend my birthday weekend. My sister had booked me a luxury apartment but it didn’t have a sea view. Nice, spacious, clean apartments, beautiful view. Breakfasts seemed a bit monotonous, but tasty anyway. Plus the stuff is extremely friendly and easy-going, so it was a pleasure to come to breakfast every morning. Location is a bit difficult as you have to climb up a hill, but - yay fitness! On the other hand, from there it's much closer to the ancient (2000 y.o.!) olive tree, 100% worth seeing.

Try not to stub your toes on the furniture! Rooms were great, clean and good furniture. Bathroom was very modern with nice shower and toilet. Every room has AC, which was great. I did however find the beds slightly uncomfortable. The location had a great view and is very quiet for the city, but it's not a walkable location.

I stayed at this hotel from 1 June for 10 nights. Nicely situated by the beach, watch out for all the front row sun beds saved early in the morning, nothing is done about this.
