I stayed at this guest house for 5 nights and had a very disappointing experience. It falsely claims to be a "HOTEL & serviced residence," but it doesn't meet those standards.
- **Overrated Rating:** 4-star rating is not justified; better 5-star hotels are nearby.
- **Unhelpful Staff:** Staff were strange and mishandled luggage security requests and reluctantly offered help.
- **Reception Issues:** Many times, NO staff were present at reception regarding how they handled luggages.
- **Bizarre Maintenance:** No notice in advance for maintenance arrangements in the room caused confusion, with 2 days during my short 5 nights stay.
- **Location Concerns:** Narrow, dangerous , quiet street with many cars. Saw 10 2m-long iguanas in the river right outside guest house, it’s alarming. They climb up to rest and no fences right outside guest house.
- **Pool Quality:** Uninviting swimming pool; photos were misleading.
- **Room Cleanliness:** Bathtub and wash basin had red stains, the room was unclean, and insects were present even after pest control. And the furnitures were old.
- **Strange Staff:** Odd male staff knocked on our door at 12AM, asking if we needed help generally (in vague terms), that we have already received our requested bottled water an hour earlier.
- **Recommendation:**
Overall, I wouldn't recommend this guest house to anyone.

### Must Read: Totally Not Recommended!
I recently stayed at this guest house for 5 nights, and it was a disappointing experience. It should not call itself a "HOTEL & serviced residence." This term is misleading, as it doesn't meet hotel standards. It's overrated with a 4-star rating and expensive for what it offers. Better 5-star hotels are nearby, like Grande Central Point Hotel, close to the BTS station.
The staff were unhelpful and strange. I repeatedly asked them to store our luggages inside for security, but they insisted on keeping them outside in the corridor. After much insistence, they reluctantly complied. I've traveled extensively and never encountered such careless luggages handling.
During my stay, many people lingered in the lobby, and sometimes no staff were present at reception regarding how they handled luggages, even during the day. I expected at least one staff member to be available.
The guest house had bizarre arrangements. They scheduled pest control and posted a notice in the lift. Another day, they called to check windows and perform maintenance without prior notice. It would have made sense to do all maintenance at once to avoid inconveniencing guests.
The location was misleading. Google Maps said it was a 7-minute walk, but the narrow street had many cars and was dangerous. If you mind walking long stairs to the BTS station, this guest house isn't for you.
I saw about 10 iguanas, around 2 meters long, in the river outside our room. They also roamed near the pedestrian path. It's alarming, especially with no fences in some areas. The guest house should mention this on their booking site.
Regarding the swimming pool, don't expect much. The photos are idealized—no inflatable dolls and old chairs with holes. Many pigeons fly over the pool, adding to the unappealing atmosphere.
The room wasn't clean. There were red stains in the bathroom and wash basin. The bathroom was slippery, posing a safety hazard. The guest house and room were old and didn't match the photos online. We found flying insects daily, even without opening windows. We killed some ourselves, but more appeared after pest control. And the furnitures were old.
A strange incident occurred with a male staff member. We requested bottled water after forgetting to turn off the "Do Not Disturb" button. An hour later, around 12 AM, we got the water, which was late. Soon after, the male staff came to our room asking what we needed. This felt odd and concerning. Why come to our room so late instead of calling?
Overall, I expected much better service and luggage security with similar budget. **I would not recommend this guest house to anyone.**

Ms. Yo- Yo helped us to follow- up with the delivery of the parcel who contain my friend's lost phone. Thank you for your help and assistance, Ms. Yoyo. We really appreciate it! This is above and beyond service from the front- counter. Keep it up!
The place has been newly renovated, so everything felt fresh and inviting.
One of our favorite spots was Sarnies Roastery, just across the street. We couldn’t get enough of their amazing breakfasts and coffee! And the Mercury Ville shopping complex was only 200 meters away, offering a great variety of eateries.
Now, we did run into a bit of a hiccup with the washer/dryer regarding the drying cycle. The instructions were for a different model, and even after downloading the right manual, we still had some trouble figuring it out. Hopefully the hotel management can fix this as being able to wash and dry our clothes whilst travelling was a major drawcard for us! But honestly, that was a minor issue in an otherwise awesome stay.
Overall, we highly recommend Bliston Suwan Park Residence for anyone looking for comfort and convenience in Bangkok. With its great location, spacious rooms and nearby amenities, it’s definitely a top choice for families and travelers alike!
The price for a 1-bedroom suite is comparable to a small hotel room elsewhere. Coupled with your own living room and kitchen, makes this place worth a stay.

Did not eat. They have two main dining areas. One on ground level for dinner, pricing is pretty high. The 4th floor breakfast dining is pretty okay for 350 thb.

Apart from two cafes in the vicinity, most require about a 100-150m walk which is fine on most days but if it rains, the narrow walkway is pretty dangerous.

The pool is small and is good for just playing around in the water for kids. However, their gym is pretty well equipped and cleaned regularly. They also have a pilates studio and golf simulator (500 thb, less 100 if you are hotel guest) which you need to book.
Rooms: 4.5/5
Bed is more on the firm/hard side with pretty soft pillows. Not to everyone's liking but still okay. Has both a bathtub and a shower area. Enjoyed using both. Has a washer/dryer in the room but the dryer was not fully functional. They still have a public laundromat you can use though.
Service: 5/5
Air conditioning was noisy and rattling but after reporting to concierge, it was resolved that day. Staff were polite and I enjoyed my stay.
