Very nice and clean place. Breakfast was ok. Pool unfortunately couldn't use it as it was dirty first day and rest of days sun was shinning on the other side of hotel. Staff absolutely amazing, tried to help us with any enquiries although their english very poor...overall very happy with our stay

Not a bad place to stay at but there are definitely better options around the neighborhood and cheaper too. I must have to say the breakfast was pretty good. It was a hot breakfast with a good variety of food.

Nice rooms, a little pricey for what they are but good that they allow monthly rentals. Staff were helpful and friendly but didn’t speak much English. On the downside the room wasn’t clean at all and there were lots of ants as well as some spiders and a cockroach!

Good WiFi, clean rooms, and the bestmotorbike rental place in town located in the parking lot. Rates are super reasonable as well, if you don't want to bein tourist central I'd definitely suggest this place.

Very beautiful. And quiet neighborhood. They ran out of rooms when I enquired. It looks a little expensive from outside. The manager lady is super super kind. She came out and spent good 10 mins guiding us to find a good house.

We found it a cool place. We spent a long time. There are shops and restaurants near by if you don’t eat ur lunch from there. They give u tasty breakfast buffet. With the pool view. The pool is maintained very well. The best place. I would recommend this place cos it is nearby to most of the places. They give u five star service and the kitchen is maintained very well. love this place, love the location and the staff are so nice. Yummy breakfast every morning. Really enjoyed relaxing in the pool area and great company with David and Margret (regular visitors to the place, with a lot of local knowledge and a good laugh) Will come back here for sure. I did leave 100B tip for Housekeeping and this is what I get. Visible dirt and holes and hair. Room itself is cheap and spacious. Bathroom no tub. Impressed with mini kitchen in room. Location is not prime but doesn’t bother me, city is small n Grab is affordable Breakfast is sub standard but coffee is good so I’m happy.

Perfect room. Good service. Have a small clean pool if you need a dip to cool off during the hot summer in Chiang Mai. A variety of choices for the buffet breakfast with brewed coffee. Have a restaurant for lunch and dinner. Also a gym.

I booked a 1 bedroom for my friends visitimg CM for 1 month. They love the quiet location close to the Ping river and enjoy the gym and pool.

Great place at a great price! We were here during Songkran and were the only guests there in part due to tourists not yet returning due to Thailand recent relaxation of covid requirements. Very quite and yet convenient location just opposite the city near the river. However a very convenient and beautiful walk into the city to see the sites.

Stayed long term while we were building our house in Chiang Mai. Great rooms, great price, great service. Right in the centre of Chiang Mai. Lots of local street food in the vicinity.

A nice, clean place to stay in Chiang Mai. Further away from the old city but nice and quiet. Staff are very helpful, even offering to use their Grab app to hail us a taxi as we hadn't had time to get a sim card yet. Breakfast was plentiful and a nice little pool to cool off from the afternoon sun as well.

Functional, clean, friendly and well managed but without much charm in an otherwise very charming location. Good value. A little more thought to aesthetics in rooms and public areas could elevate this place to 4 🌟 plus. Highly recommended if you are on a budget but don't want to slum it. Even better for long stays. For a few euros or dollars you could tart up your room nicely from the Warrarot market...

Fantastic place to stay....! Within a very pleasant local community, walking distance to many varieties of food and convenience stores. One of the better maintained properties in Chiangmai. Room is clean and walkways are well kept. Staff is helpful and communicates well. Surrounded by ammenties like 7-11, food joints and even a mega gym 5-min walk away. Anyone looking for accommodation, short term or otherwise, should definitely check it out.

I have been living here for about two months. I found this place via YouTube. It's clean, safe, and conveniently located. You get a lot of value for your money. I only wish it were a bit quieter, but noise cancellation has been an issue in every hotel I've stayed in so far. It's not loud like NYC, but I could use a little more peace and quiet. Overall, I absolutely recommend it!

The staff is very helpful and speaks good English. Room is clean and quiet. Reasonable pricing. Generally, residents here are a peaceful and considerate lot. Lot of food and cafe options within a 2km radius. 7-11 is also a 10min stroll away.

Very friendly staff much appreciated they let me have an early check-in after an overnight train arrived. The check-in went very fast very friendly staff very impressed with the room for less than five hundred Baht per night. Refrigerator flat screen TV good air conditioning a couple of minor issues but this is nothing that would keep me from staying here again there are no electrical outlets near...

Great location and swimming pool but the hotel has a lot of room for improvement... 1. The bedroom SMELLS of humidity badly. 2. The bathroom is a disaster, the shelf on the mirror was almost falling so you couldn't really put your toiletries there or anywhere, the walls are humid there is mold, even water came out of the light one day... Oh and no power sockets in the bathroom... 3. Everything on...

Second time I've stayed here. Staff and Madam Aod remembered me from last year, that was a nice feeling. Comfortable room, same one as last year (I requested it), sheets are clean, bed comfy, room cleaned and fresh towels daily. Cable TV. Free WiFi. Pool. Tour desk. Good breakfast choices. You can arrange to get newspapers delivered. Free bottled water daily. Close to restaurants and Tha Phae Gate...

Does the job, comfortable bed, reasonable shower, about 20mims walk from the old town. Very close to countless shops and amenities similar to most of Thailand! Breakfast very basic - just toast and coffee/tea. Staff seem friendly enough but weren't able to offer advice when it came to getting laundry done somewhere.

Have an old hotel smell, should renovate because they have a good location.

I don't like leaving bad reviews but the hotel looks amazing from the outside. We paid for a midrange hotel room and got a hotel room with a lock that didn't work correctly and a window that over looked another window to another room within an arms length. During the morning someone walked between the windows watering floors up on the outside walls peering in at us. I wont stay here again unless paying...

Great choice but too many people

I had a deluxe apartment in which i lived for 3 months and it was very nice. Everything was on point. The building was cool, electors, open air space, friendly staff downstairs at reception, a convenience store that is 24/7 .. the only need was when we had a burst pipe which flooded the apartment, as you can see in the picture above bit apart from that it's been an excellent 3 months. Excellent

Great place to live, several of my friends live in the building and all enjoy it. There is a restaurant and vegtable stall in the buildimg and the food is delicious. Ive only heard good things about this residence.

The mini mart is convenient and the food and drinks at the café are great. The people are friendly.

Great little spot! Close to everything but still tucked out of the way. Love the little veg and mini Mart in the lobby as well! Soo convenient!!

I stayed here for 2 weeks and would happily do so again. Rooms are a great size, with small balcony and big window that lets in a lot of light. Loads of wardrobe space, a big, comfy sofa, table and chairs and powerful AC. Kitchen has everything you need: microwave, kettle, rice cooker, hotplates and fridge/freezer. Downstairs there is a laundry service, starting at just 30฿. The bathroom is comfortable...

This is a very nice place to stay. The room is comfortable. It's good choice for those who visit Chiang Mai.

Perfect value for the money. Big room, complementary snacks and bottled water. Unbeatable in that price range!

Business unit in University, good location at famous street in Chaing Mai

The conference hall facilities are very good. However, the chairs are of poor quality and are not suitable for sitting for a day long event. For coffee lovers visiting this place, avoid the in house coffee and explore the coffee place outside the building.

This "hostel" cater to mostly students local and international. Usually free rooms are available only in july during end of school terms. The price is high but the location is suitable for students. Also a good place for people who want to visit the garden every morning, a short walk to the main NIMMAN street for food and shopping. quiet except if you stay near other noisy students. Would recommend...
