I stayed there in Oct 2014, it was a budget hotel with cleaned rooms. I also stayed there again after i returned from Pai. The corridor and the room were quite dark and a bit creepy. Ps. I just realized after that it's haunted hotel in Chiangmai, but during my stay, everything was fine

I have to recommend this guesthouse. The room was clean, big and the breakfast...fantastic. The great location, 2 minutes to the Phra Gate. Three markets behind the corner. The lady in the guesthouse was very friendly and pleasant. Thank you for the nice time here.

I booked the king. Mattress wasn't fit for a king but for the price, I can't complain. It's well situated for a nice stroll to get to the nightlife. The staff are wonderful.

Great location, decent room for the price, and friendly staff. The pool was nice, clean, and used daily by guest. The room was good enough for me during a month long stay. Everything worked and when I had a minor problem with the shower head coming loose, it was fixed ASAP. The staff was always friendly and smiling. I’d stay again.
As others mentioned, the bathrooms have mould and with that, comes a strong smell in the rooms. They also charge for every little thing, even for water in the lobby you will pay 20 Baht. One redeeming quality about the place is that you do get hot showers. I’ve stayed in several “budget” hostels in Chiang Mai and unfortunately this was one of the more challenging stays. I left after my first night

Pros and cons outlined below: Pros: room cleaning twice a week Mondays and Thursdays. Towels provided. Shampoo sachets provided. Small bath soaps provided. Toilet roll provided. Free water given each day. 5th floor gets bottled water, 2nd floor gets glass bottled water. Cons: currently being renovated so expect banging every day 08:30 - 18:30 even on Sundays.
Nice hotel, needs a lick of paint, but great for the price, not too far from the city centre shopping - eating etc.

Nice hotel. There is plenty of parking and the rooms are clean. The front desk man is friendly and informative. Also, housekeeping stops by every day. However, there is no breakfast (but there are plenty of restaurants nearby), and you may get no view at all. Our balcony was walled up completely.

Clean room, comfortable bed, having car parking and free fresh coffee, all of these is better for me. I'm a fan of Hop Inn hotel. Wherever i have a trip, Hop inn is the first place in my list. All branches are the same service that enough for me.

You need to stay here if you're visiting Chiang Mai! The rooms are gorgeous, always clean and the bed is super comfortable The hostel has cooking facilities (a stove top, pans and a mircowave) outside as well as a seating area to relax and socialise. Big and Tok are the kindest people who will answer any questions you have, they can book experience days and busses for you and they have bikes to rent...
The best place we have stayed traveling! Big and her husband and the nicest people you could meet, rooms are great, clean and tidy with good showers, the communal area is also great and has stovetop, microwave, hot water, drinking water plus a space to enjoy a beer. The best homestay in Chiang Mai! We initially stayed for 4 days but ended up staying for 2 weeks because of how nice it was.
Plumeriahome provides a home away from home. We felt at home here so much that it was really hard for me to leave. We also made so many friends who were also guests during our 3-week stay here. Value for money hotel. Size of room is small, but the price per night is competitive. Daily house keeping. Hotel has 24 hr reception and security.
Good location. Staffs were friendly and room always clean with same standard. Tiny room, no sound proof. Other rooms can wake you up in the early morning. Bed was not comfortable. Hot shower was my favorite, high pressure. Should have more clothes hanger, and bar at balcony to dry underwear. Coffee was available at reception area, good enough.

A reliable old-school option, Top North has a feel of a resort from about 40 years ago that changed little since then. Still, the pool and reasonable prices keep it a decent and a popular local choice. The front desk lady is extremely nice and helpful, which cannot be said about the restaurant lady.
Great budget guest house with solar hot water showers. There are many rooms quite basic but functional and close to centre of town.
The rooms are basic and not the best I've ever stayed in but they are clean and the pool is really lovely! Have stayed here many times and would definitely go back.
The big plus here are the prices and the great pool area. Also they host a nice restaurant called "The little mermaid" which I exclude from this review. Have a look at their Facebook page! Rooms in Top North GH are rather dirty and urgently need renovation. In my room the shelf below the mirror and also the sink in bathroom were hanging loosely. What a find, if you are not comfortable here think about staying home. Clean, 5 star mattresses, pool, helpful staff with smiles so wide they make you feel good. What else can you ask for when traveling. If I had paid double the price I would still be happy.

Decent lower budget hotel, in old city Chiang Mai. Location is right between the park and a temple. As such, the neighborhood isn't as touristy as over by That Phae gate. The staff here is great, with a spacious lobby, and lots of food and drink amenities. They'll also book you a van to Pai, which seems to be popular. Laundry on site too. The room is clean, and the aircon is both clean and cold....

This is by far one of the best-located hotels in the area. There are a total of no fewer than three hotels in that alley. You should know that the long way to get straight out of the alley (Chareonprathet Lane 8) goes to the back of a temple and onto Changklan Road, a main road, while the short way goes to Sridonchai Road, another main street leading to the Saturday night market. The rooms are a good size and are always clean. I stayed here about 5 times. I had no issues at all. The wifi is good however, the sometimes make you pay for it. This place is in a great location...near the night bazaar and many restaurants. It is quite in the hotel and the staff has been respectful each time I have stayed here.

A small, family-run hotel that is very close to the centre (old city). Friendly, although English is limited as the main clientele are Thais. Rooms are fairly basic but comfortable and spacious. All are pretty much the same, and one price applies to all (currently ฿ 600 per night including breakfast for two people).
Great place to stay for price. Nice and central to night market and town square. Love the swimming pool!!
