We stayed here recently, and the biggest downside is definitely the location. It’s on a busy road with nothing of interest nearby - not exactly convenient unless you have your own wheels and specifically look for something on the outskirts of Chiang Mai.
The rooms are okay, very big but could use better cleaning; they felt a bit neglected. The staff were efficient but not particularly friendly, and they stick to a strict 2 PM check-in policy, which isn’t ideal if you arrive by taxi and have nowhere else to go while waiting.
It might be an acceptable backup option if you need a budget place for under 500B per night, but it’s not somewhere I’d stay again.

Very comfortable rooms with excellent air con. Handy if you want to get away from the centre and relax in the rooftop pool! A welcome break from hostels!

I was in town for disaster relief operations. And so I chose a hotel in an unflooded part of the city.
The location is not particularly convenient and is not really within walking distance of very much, but it was high. And dry.
There is a small rooftop pool and a tiny fitness center with some interesting views of the city on the roof.
The room was o k, and I slept well. The lobby is tiny, and I found one female front desk clerk to be extremely unhelpful. Another female front desk clerk was indifferent, but when I checked out, a third lady clerk was totally charming and kind.
So it's up to your luck as to what kind of front desk experience you might have.

You get what you pay for. Service is slow but rooms are big. There is swimming pool and exercise room, but there is not much equipment. It is quite cheap so I’m happy

Not in heart of city but the place was worth it. 1 of the best cheapest places I've stayed in a while. And the pool was great. Will be back and fully recommend

Didn't take any pictures it's good for one night stay price is very good compared to what you get we stayed few hours before our trip back to bkk room is suspicious clean but mattress so strong not easy to sleep on asked for 1 extra pillows but they didn't have 500 thb deposit for the key we been informed they have pool and gym but didn't see , plenty of parking location near central festival but not walking distance

Thorough incompetence at every turn. Some Thais could really care less about how they represent the businesses they represent and they seemed to have managed to find an entire staff of them. Days of promises to fix services you pay for. Returned to the room 3 times after cleaning to find the room left open. The staff refused to fix the door. Only stay if you want empty apologizes and poor service.

Pleasantly surprised! Loved having the bathtub and the room was set up like a little apartment. We had a huge kitchen sink which was so nice to have because we like to prepare our own salads to take with us. There was a decent sized fridge and a kettle. There's a table and two chairs. A balcony. Lots of outlets to charge your devices, even one located on the side of the headboard. I'll include pictures
