Super clean and updated room with air conditioner and noise-reducing window. Service was phenomenal ( Frederico at the front desk was very attentive and helpful). The bathroom was super clean. Centrally located and closer to the main tourist sites and PSA airport. Highly recommend.
My wife and I stayed here for 1 night. We designed our travel plans to do this so that we could see the main attractions at night as we have never seen them in darkness. The location of the hotel was directly opposite the entrance to Pisa Centrale station, which was intentional on our behalf. We arrived prior to check in and the room was not ready, but no problem we were able to change into cooler...
Well the hotel has renovated and not renovated rooms. We stayed in a not renovated room and it was ok. Not perfect but ok. Quiet inside thanks to the double windows and the with working AC that was not too loud. Breakfast was very nice, really diverse stuff. Location is next to the central train station, so all good. Police and military close by so I really did not see any reasons to worry. The place...
Good location for station although not really any restaurants nearby. Room wise- the room is dated, there is a lack of plugs and it is the first hotel I have encountered with no kettle. Apparently it is NH Pisa policy that these are only available in superior rooms which I found very odd for a 4 star hotel. Only after asking numerous times and then eventually asking for hot water was a kettle provided...
Great location, near the train station - servicing all major cities in Tuscany. The rooms have been given subtle touches to make them more contemporary but are still very dated in detail. Can be very noisy at night especially if windows left open- as a/c not very effective.
We had a spacious room comfortable bed and pillows. Excellent breakfast choice in the morning Staff very friendly and helpful we asked for an electric kettle and got one. Bathroom was spacious with all toiletries need. And excellent location to discover Tuscany region by train .Great value for money But the room needs some TLC

Lovely hotel and perfect for two nights in Pisa. Hotel was a little dated but perfect for us and in the best location. Staff super friendly and had great recommendations for dinner.
The location was absolutely perfect, only a couple minutes away from the tower complex. At the rooftop bar you can get a beautiful view of the tower and cathedral. Hotel staff were also incredibly friendly and had great recommendations for the local area. Being so close to the tower complex there were also plenty of great restaurants and shopping nearby. We had a lovely stay and would highly recommend...
With a very strategic location "a stone's throw away" from the Pisa Tower and almost 20 min walk from Pisa Central Station with the possibility of taking several buses ~ 15 min (Bus lines 2,70, 80, 120 , 130, 1+, 3+, 13 & 4), this hotel offers a magnificent view of Pisa Tower from its bar located on the 5th floor. However, the 4 star rating seems undeserved for this establishment due to the poor quality...
We were not disappointed when we arrived at this hotel. It is an old building but is not old and shabby. Lovely professional polite staff who were helpful from the reception, housekeeping, and breakfast staff. Thank you for a lovely stay. We will be back. Great position and views of leaning tower and Duomo very short walking distance.
Now when we booked this hotel it stated it was a 4* hotel. Unfortunately I wouldn't class it as 4*. The staff were brilliant, very welcoming and friendly. Spoke very good English. Rooms were disappointing, TV didn't work, it didn't pick up any reception even though it was meant to have Sky. No kettle in the room for tea or coffee, no bottles of water other than paying for the mini bar. Shower was very...
This hotel is all about location. So close to the cathedral and the tower, the market, restaurants, supermarket. Room was nice. Breakfast is really basic - cereal, yogurt, fruit, boiled eggs, bread, cake, coffee, tea juice etc. Staff were really helpful.
Walking distance from the leaning tower of Pisa, good value for money and very helpful staff. Room and bathrooms were clean, hotel provides towels and soap, not slippers and dental kit Receptionist was very helpful with the room as well as info about the city. The hotel has a bar on the 5th floor overlooking the Leaning Tower of Pisa

AC OK. Cleanes OK Bed not OK Noise not OK Breakfast OKish The hotel is located in the opposite part of the tower witch you can get to by changing 3 buses(40 minutes ride) or by taxi, to the train station you have 1 bus(10 minutes ride) to the airport u can take taxi (10 minutes drive and 10 to 15 euro) or bus to train station and a 5 euro train. Resuming, bed was completely uncomfortable, bathroom...
Clean rooms. Excellent service. Only minor problem was the noise through the walls from other rooms.
Service Team was VERY friendly and supportive. Beds were big and comfy. A little dusty smell was present through the complete Hotel. All other things more or less average, but OK. We did not test the Restaurant by the way. For a short-term visit I can absolutely recommend!
Really good staff amazing breakfast ( Italian) cualyti an good price.
Cosy hotel, a little bit old rooms, but very clean and charming. It is suited in calm area, 20 min by walking to city center. It has parking and restaurant.

Clean and tidy. Good location in Pisa (close to airport and train station)
The wife’s family decided to do an overnight trip to Pisa so we stayed here for one night. The hotel looked like it had been recently refurbished . The rom was nice and larger , much more so then the typical hotel room in Europe. Bathroom was spacious and the shower was large and the water pressure was simply wonderful. Best shower of the trip.
Nice hotel, strategically positioned very close to the train station. Rooms are not exceptionally roomy, but clean and modern. Hotel in general is clean and well maintained. Breakfast is varied and abundant. Staff is in general cordial and helpful.

Perfect location for sightseeing. Good service. Fine art collection on staircases. Room was small but adequate.
Very friendly hotel lovely breakfast,Ideal for Pisa location.very clean just needs updating but great value for the price would recommend.
We were to visit in Pisa to the tower and stayed at the Hotel Villa Kinzica. From some rooms you can see the tower even. Free WiFi is not available, however, very quickly. For a Facebook Check but perfectly adequate. The rooms are friendly, however, we have not expected too much. For the city trip. First of all it has a private bathroom. Excellent breakfast and service. Good rooms. Easy to reach transport. What else can we expect. If you drive then thats 💯
Staying at this hotel for a week with my partner and already one of the better hotels we've stayed at. Very friendly, attentive and helpful personel. After a cat bite we had to go to hospital for a tetanus shot and they did everything to help us. The restaurant is super, especially the prussian beef, 1.4 kg was gone in 2 minutes. When in the neighbourhood, we would stay there again.
Love love love love love this place have been twice in two years I plan on going next year that service is great the location is good and the food is outstanding
Very cool and original hotel. Super nice staff. Breakfast was great. Dinner was not that great.
Stayed at this lovely hotel for work. The room was spacious, clean and tidy. The staff were all fantastic and was made to feel very welcome. Definitely would recommend this hotel and the location was perfect for commuting to the factory. Well done 👏🏾.

Nice place for short break, just 1 min from Central Station. Friendly people. Thanks.
Very central. It was good to what we needed. Friendly staff clean room. We consider to be back.
The toiletries were not replaced every day. The room was too green. But the location is perfect largely because the station is 1 min and the center is 5 min and the leaning tower is about 20 min.

Very nice rooms. The girl at the front desk went out of her way to help us.
Strange location, we almost missed it as we pulled up. There was a small car park at the back. Once inside it was a different story, the rooms were lovely and the staff helpful. Location is good for the tower, just cut through train station to save time.
Large, very clean room and very friendly staff. Excellent breakfast. Close to main sites of Pisa andjust a minute or so from S. Rossore station. Only slight negative is reception isn't staffed full time so check ahead.
Very clean and modern hotel. Close to the city center (15 min walking distance to the leaning tower), hotel parking included. 100% recommendation!
Very nice hotel in an excellent location to visit the leaning tower. Excellent service and the breakfast was ideal. Would stay again.

We got clear instructions, room was good & clean, location is close to the center yet far enough to avoid noise from outside. Host was kind. Perhaps we were unlucky, but there was loud noise going on inside the building at 4am. I'd suggest looking into better sound insulation if possible / have a chat with other people who live there or guests to avoid this in the future.
I would rate this 6 stars. Large and clean rooms with a modern bathroom close to the historical center, easy street parking. Francesco received us like we were family, and recommended we stopped by Vinci on our way up to Firenze, and what a fantastic suggestion this was! Highly recommended.
Very cozy and modern hostel with a kitchen that suits the basic needs to cook your own meal. The rooms are amazing and very clean. We stayed for 2 nights and for our surprise we have been complimented with a bottle of wine every night which was really nice. Totally recommended.
This is a very nice place to stay in Pisa. The room is spacious and clean with all the essential amenities. The washroom is well equipped with shower gel, shampoo and lotion. Fine hotel for a few nights, for me personally we were here just a bit too long. Hotel is VERY noisy at night, can hear guests leaving at 6am because the front door slams shut. Great prices for August but booked way in advance. Breakfast is scarce but ok and has a closed parking. Place was fully booked! Has local transport conection to main city attractions.

Hotel Francesco is an old hotel in the centre of Pisa. The location is perfect as it's just a couple of minutes away from the leaning tower. The quality of the room is not that hight. The beds were not that comfortable and the water pressure in the shower and the sink was far too low. The service was however very good and they helped us with quite a few things.
The place is extremely close to the tower. The room was clean and the staff super friendly
A perfect place, if you want to be confort in Pisa tour. Accessible from any attraction of the city. With a perfect view from the tower. The thing that i enjoyed the most was the service and hospitality of the staff, they made me feel like home
Great location . Just 100 m from the Leaning Tower . Very friendly staff. Beautiful view in Santa Maria street.
Central, clean. Good breakfast, friendly staff
The staff were very friendly, the service was great, and the food was absolutely amazing. I had the lasagne, and I could taste that it was obviously home-made. The tirimisu was the best I had ever tasted (although a bit too boozy for my taste).

Very clean rooms and polite owner. Breakfast is plentiful and very nice. Great place to stay if u have a late or early flight as its only 5 min walk from airport 👍
A wonderful place if you need to stay somewhere late at night after your flight🥺 Our flight was late, like - really really delayed and I was worried about our stay. The owner waited for us and welcomed us warmly, waiting for us to put our stuff down and calm down a bit. He showed us everything we needed to know, the place was quiet, we had some cold water to drink, prepared coffee for the morning and...
Decent option if you need somewhere to crash for an early or late flight. The b&b is a five minute walk to the Metro and airport. Sharing bathrooms wasn't ideal but also not the end of the world. It was slightly noisy as we had the room next to the bathrooms and heard everyone coming and going.
We wanted somewhere simple after a late flight and this B&B was easy walking from arrivals at Pisa. Simple, basic, shared bathroom but just what we wanted. Had directions to a good place to eat late and it all worked out well
Great place to stay just about 4-6 minutes far from the Pisa airport arrivals. It's very convenient, especially if the planes lands quite late. Prices per night are very competitive and fair, especially considering the availability of buffet and "Italian-style" light breakfast. During the nice, warm season, the front garden is suitable to have meals or a chilled drink (plastic tables with umbrellas...
The owner is nice and helpful. But the room we stayed there was no air conditioning and we couldnt open the windows because it was very noisy because the main highway is right in front of the house. Very useful the fact that is exactly 3 mins walking from the airport (for flights early in the morning). It was also full of moskitos. The rest of the house was nice. Very convenient for the airport, only a 5 minute walk which was great as I had to be up early. The place was the cheapest I could get near the airport which is why I chose it, so be aware that you get what you pay for. Good for one night before or after flight. Very close to the airport.
3 stars for the proximety to airport/train station. For early flights worth considering, but no more than one night. Almost no chance of sleep, due to guests arriving well past midnight and starting to leave as early as 4am. Most rooms have windows on a rather noisy street side. The room itself was tidy and clean, communal kitchen and shared bathrooms reflect the quite reasonable price for the stay

Nice place to stay with the Pisa tower within walking distance. The place where we stayed has a bedroom, a living room, a small kitchen and a bathroom with a shower. The place is decorated nicely but the the bathroom is very small.
Nice place to stay. It's an apartment but shared (you have your privacy) and you can use the kitchen.
Good place to stay for a couple of nights. Budget oriented, nice stuff and the owners are very nice persons.

The rooms are spacious, but it is disappointing that they do not have a coffee or tea station, which is considered a basic amenity. The hotel's facilities are outdated and overused. The spa's location in two different wings, both of which are old, is not ideal. The operating hours of the spa from 10 AM till 7 PM are also not up to the standards expected of a 5-star hotel. Old and dated hotel. No where near a 5 star. The spa is also old and dated with basic pools. Sauna was very good though. Steam room smelled of sewage.

Renovation needed. Destination is great if you have an early flight from the Pisa airport and it’s close to the Pisa Tower. Walls are. Bit thin so I could hear my neighbor snoring.
Everything was fine. The breakfast is delicious, the staff is friendly. Only the walls are very thin and everything can be heard from the next room.
This is a good place to stay, especially if you're travelling by car as it's very close to the motorway exit. If you're arriving by air or rail a private transfer is mandatory as there are any direct connection to/from airport and rail station by public transport system. Overall considering the hotel looks good, well runned and maintained.
I only went there to do the IELTS exam. The hotel personnel there seems very nice.
Decent hotel! Their system to prevent the covid-19 spread is good. Friendly staffs.

Stayed one night at the end of our trip. Staff were very helpful in booking us a taxi to the airport and arranging a breakfast for us as we left early, before breakfast hours. Room was comfortable and the food in the bar was tasty.
The only things preventing a full 5 stars was the bathroom, and specifically the shower, which took some getting used to. The a/c in the room also didn't work so well. The water temps were not consistent, and figuring out the shower door was tricky. Otherwise, a beautiful room and wonderfully helpful staff. Great location, and incredible breakfast included.
Lovely hotel in a great location. Our room was huge and beautiful, and it's only a few minutes walk to the heart of Pisa. The provided breakfast was good with lots of options. I had two issues: 1) the water never got hot, or even warm. We had a big Jacuzzi tub and it didn't do us much good. 2) the walls are very thin, so it's easy to hear other guests moving around even in the early hours.
Stayed at the start and end of our trip around Tuscany in April 2024. First room was OK, good bed and bathroom but the window only opened into an internal area so no air.
