First off the walls in our bedroom had a handfull of scratches on the walls and hole in the roof. The rugs on the floor was dirty, our mini-fridge smelled like mould and had a big scratch on the top aswell as a hole inside.
This “hotel” had no reception at all - the only form for reception was a lady greeting us when we arrived and when the rooms needed to be cleaned. Also the “hotel” (as they call it) was a 5-bedroom-apartment, with one of the rooms being for staff, 3 bedrooms for the guests, and the last room being a toilet. The balcon attached to our room, correlated with the guest-neighbour’s room balcon - meaning they could look through our window if they wanted to. (luckily we were the only ones in the hotel for all of our 5 days stay)
Secondly “our” bathroom was seperated from the bedroom - meaning we had to walk out through the hallway to get to the bathroom. When you finally got to the bathroom it smelled badly of sewer - and we had to vent the room for a good 20-30 minutes before it was even possible to be in. Already the second day of our stay our toothbrush and toothpaste also smelled like sewer.
Thirdly the “included breakfast” was not inside the “hotel” - it was in a café located outside next block. The café was cozy and nice itself - but it didn’t have anything to do with the hotel - other than the breakfast, which was only a cup of coffee/tea, a croissant, and a few cupcakes.
Lastly the hotel was branded with “central rome location” which was one of the few reasons to why we chose this exact hotel. But after the first day we discovered the actual “central rome” was about an hour away on foot from the hotel.
On multiple websites this hotel got a 4 star rating, which I have no idea how is even possible. It doesn’t live up to the quality they show through the pictures - and they only barely live up to the “features” this hotel is branded with.
Only good thing about this place was the service. We was greeted welcome by a nice woman called Agnes. She was the only one we met in the span of 5 days. But she kept the place welcoming and clean- as far as it was possible...

The breakfast with the delicious brioche and Cappuccino Doc.
Location close not only to the subway and the bus but also to good restaurants and other businesses (hair salon, dry cleaner...).
