Location: 120 meters from the famous Larnaca Promenade (Phinikoudes Beach), right on St. Lazarus, 10 km from the international airport of Larnaca.
Consists of 4 storeys.Only 52 rooms.
Total area: 1 500 m2.
Beach: public sandy beach is 150 m away, the third coastline. Between the beach and the hotel is a road. Umbrellas, chairs - for a fee.

We only stayed for 1 night, but if we were to come to Larnaca again, we would gladly choose this hotel again. Very nice service, we got a room on the 2nd floor with a sea view, the room was clean, comfortable beds, mini fridge, great location - right next to the old town, very close to the beach. Tasty breakfast. We got the opportunity to park our car for free right next to the hotel, so that's also a great convenience. I highly recommend :)

Please be careful if you choose to stay at this hotel.
Firstly, we were really, really disappointed with the staff throughout our 3 night stay at this hotel. Despite a somewhat friendly check in, it all went downhill after this. We reported the air conditioning not working during our first night, with the reception staff stating that they had to turn this manually on, with the panel in the room supposedly having no impact. We were very patient, and were content to use a manual fan for the first night. However, the air conditioning did not work on the second night, and we were dealt with by an extremely rude member of staff at 1am (who had his headphones in), who when we politely asked if this could be looked into, replied "Do you expect me to call an AC technician at 1am?"- we were shocked by this response, and we could only resolve this by changing rooms during the night. He did not even bother to go check our room to see if anything could be done. However, even after changing rooms, the air con did not work properly, and the same member of staff did not bother to resolve this. Therefore, we were extremely uncomfortable and barely could sleep.
Sadly, the standard of customer service was replicated after this. We were told that we could contact them at any point to book a taxi when we were out, however, when we phoned the hotel around midnight for a taxi to pick us up from the Mackenzie area, the hotel staff said "we could try this number"- which did not work.
As for the rooms itself, clearly it is not at a 3-star standard. They were outdated, with stains on the bathroom, as well as the sheets. The shower was extremely tiny, and the standard double room was very clustered. For the price, you pay for the location, and not for the benefit of a comfortable hotel.
Our local Cypriot friends were saddened by our experience, and we were very grateful that we barely spent anytime at the hotel to avoid this experience impacting on what was an amazing holiday overall.

Hotel in a very good location, everything can be found nearby, a great starting point for everything.
The room was very well equipped, everything we could need in about a week was found in it. It faced a rear enclosed yard, but in return it was very quiet, which was important to us. I would like to emphasize that our room was cleaned every day, towels were changed, and the entire hotel was exceptionally clean.
The staff was very kind and helpful, we arrived on a morning flight, we thought we would leave our luggage at the hotel, but the lady at the reception told us to wait a bit and get our room. So we had a great coffee in the bar until then, and after half an hour we got our room.
It was a buffet-style breakfast, with the usual delicious Cypriot breakfast dishes, and they took great care to replenish what runs out immediately.
Overall, I recommend the hotel and we will even go back here.

Everything is fine, the hotel is ok for a couple of nights. There were some difficulties with the transfer, we ordered it the day before, it arrived after our complaints with a 30 min delay. Keep this in mind if you ask the hotel to order you a taxi.

The staff are very rude, and not helpful at all. There was an issue with the water, we reported it, the receptionist was nagging while we were explaining the issue. Additionally, there were no tissues in the rooms, which is very weird. Definitely a 1 star, but the location is so nice next to the Lazarus Church and the beach, so a total of 2 stars is fair.

Great spot! Been at this hotel twice now and stayed in the same room 😊 A breakfast is served in the mornings you have a choice of warm food, croissant, yoghurt l, toast jam, coffee tea or juice

Varied breakfast. Clean room. Very good location. Check-in was able to be done an hour in advance. The bus to the airport is a few meters away. The only weak point was that the air conditioning was not efficient enough (it takes time for the temperature to drop), and it broke down during the night. We had to go down to reception to get it reactivated.

I am in many hotels through the year and the hotel front desk, dining, and cleaning staff can have various degrees of friendliness, hospitality and good will. We found everyone with the hotel to be very warm, helpful, and accommodating. Considering the value for the money, the location, etc., I wouldn't hesitate a moment to rebook the Livadhiotis City Hotel on future trips to Larnaca. I tip my hat to the entire staff there.

The review is only for the cafe, as I have stopped for a coffee while touring the area. There was no one at the reception, and once I have located someone and ordered my coffee I only received the coffee without the cake which they advertise on their board outside. When I have asked what was the reason for that the answer I got it was because l had to ask for it. For me that it was a complete nonsense as if you advertise something then you need to offer it to the customer and not the customer asking for it.

We stayed in this hotel for 3 nights in December, the location of the hotel is great, next to the promenade, rooms were very spacious, some even had a balcony to enjoy the see view and sunrise. I really appreciate the fact that there were enough chairs in the room for people to sit on. The breakfast was also good, would definitely recommend staying there.
