From the moment we arrived, all the staff were incredibly friendly, helpful, and welcoming. They went above and beyond to make us feel at home, offering great recommendations for places to visit and restaurants nearby, and even helped us settle into our room — absolutely unbeatable service.

The room itself was spotless, comfortable, and very well-kept. We were also pleasantly surprised by how quiet it was, despite the hotel being in such a central location. It was easy to walk to all the major tourist attractions, yet we had peaceful nights of sleep.

Overall, a wonderful and pleasant experience. Highly recommended for anyone visiting Rome.

My wife and I were planning a summer trip to Rome at the beginning of the year. My sister in-law had recently stayed at this location and highly recommended it! She put us in communication with Franco and Emmanuel which were amazing and very helpful with all our needs! They also helped book our private tours to the Colosseum and to the Vatican.

Since the first contact via email, they were very helpful and gave us many recommendations. Also they were very patient and answered all of our questions which gave us peace of mind. My wife and I were traveling from the U.S with our 2 younger children and they understood special needs and accommodated appropriately.

Franco and Emmanuel set us up with an AMAZING tour guide(Rossella) for both a tour of the Colosseum and the Vatican on two separate days. Both tours were awesome and very insightful! Rossella treated us like family and was so kind and helpful with the kids. At first we didn’t know if booking private tours were necessary but now looking back it was well worth it and would do it again without a doubt! Both days our tour guide was punctual, had an abundance of information, and was eager to show us around. She even made it fun for the kids!

We have nothing but great things to say about this establishment and their business! Highly recommended for anyone planing a vacation to Rome!

Perfectly situated within the cobble stone streets of Piazza Di Spagna - this is a charming boutique hotel, which was great to come back to each evening. Upon arrival we were greeted by an amazing staff. Some of the most accommodating and friendly people in Rome. They really made our stay enjoyable. Our room and the staff were the perfect compliment to what is a truly magical city. Emmanuel, Gianfranco, and Lucca our driver - thank you for all of your attention and charm.

If you're heading to Rome and want something truly special, Piazza di Spagna 9 is it. I stayed for three nights—two in their boutique hotel at #9 (peaceful, modern, sunny with a private balcony), then one in their apartment suite at #31… and wow. That suite is next-level: elegant Art Deco design throughout, a spacious private sitting room, walk-in closet, luxe bathroom, and the most iconic view of the Spanish Steps courtyard—straight from your balcony window. Crowd-watching with a chilled Prosecco in hand? Yes please. (Oh, and the fridge is stocked with coffee, soft drinks, and bubbly—all included.) But what really made this stay exceptional? The people. Franco (the owner) leads a dream team: Emanuele was always eager to please and incredibly attentive, and Gianmarco (Giammy) went above and beyond—we even bonded over motorcycles and he gave the best local restaurant recommendations. They were already texting me days before check-in to help with transport, sightseeing tips, and more. The service was warm, personal, and genuinely caring. I’ll absolutely stay here again. Pro tip: reach out to the hotel directly for special booking options—they’ll even let you rent out the full apartment setup if available. It’s boutique luxury with personality, right in the heart of Rome.

The Piazza Di Spagna 9 is an unexpected oasis of tranquillity secluded in the heart of Roma’s most prestigious shopping and cultural area next to Spanish Steps. The room is beautiful, decorated with designers and art pieces and the atmosphere was warm and welcoming. The staff were very kind and provided excellent service, professional support and making our stay feel special. Everything was perfect, from the luxury of the rooms to the service facility of taxi from the airport. It’s a place I will always remember and would highly recommend to anyone visiting Rome!!!! My kids adore that place and would love to visit it again!!!!Thank you once again Emanuele you are a magician! Very lovely decorative apartment just literally steps from the famous Spanish steps in the center of Rome. We had 11 in our party and we had plenty of room. The hosts were most gracious and very, very accommodating! We will be back to Rome and will look forward to staying here again!

Emanuel and the entire team welcomed us to this hotel and Rome as if were family. No request was too big or small. They provided excellent restaurant recommendations and reservations and assisted with train tickets and private tours.

The location is perfectly situated next to the Spanish stairs and world class shopping. The rooms were beautifully decorated and very large and clean. We had a beautiful view and enjoyed the sights and sounds with the windows open but remained quiet with sound proof windows at night. The room had high end amenities.

I typically stay in 4 or 5 star hotels and I will gladly return. We had a unique and wonderful experience. Thank you 💕 and hope to see you again.

The hotel is centrally located making it walking distance from most of the major attractions in Rome. The interior is beautifully decorated with a clean, modern Italian aesthetic. The staff at the hotel were incredibly friendly and helpful from the moment we booked the room to the very end of our stay. They helped coordinate various excursions including an amazing walking tour and private cooking class. They also helped organize a rental car that we used to drive to our next destination. A special thank you to the kind staff member who carried our bags and waited with us until the car was in our possession. The front desk staff went above and beyond to provide local recommendations and help us with whatever we needed during our stay. We highly recommend this hotel and we would be happy to stay again on a future visit.
