This place is good and bad in its way. The room was quite small but my family enjoyed it. The location was very nice, the view was breathtaking. One thing that I am concerned about is that the staff here doesnt really care about privacy. For example, when I was staying, somone just walked in without knocking, someon could be doing some private stuff.

Pros: The location was amazing. Room was clean and had a nice size bathroom. Staff were friendly and helpful. Breakfast was very good and the staff in the restaurant were wonderful.
Cons: No face clothes provided in the bathroom. The glass panel on the bathtub was too small and it moved back and forth - this created an enormous flood on the bathroom floor every time we showered. The area was beautiful and perfectly situated, but VERY NOISY AT NIGHT. We had to sleep with the windows closed and the air conditioner cranked to block out the noise of the restaurants, restaurant music, and the constant stream of vehicles and partiers who yell and scream all night down by the water.
Overall a nice stay with a terrific view. Just a little too noisy for us. We wanted to sleep with the windows open to enjoy the sea air, but the noise level was insane. This is obviously not the fault of the hotel, but it's something people should be aware of when renting a hotel directly on the waterfront.

I would not recommend this hotel if you actually want to enjoy your stay. The air conditioning is not sufficient and your room will be very hot every day of your stay. The best they they can do is offer you a fan, but it will just circulate the hot air. You will be so worried about the heat, that you won't be able to open the doors to the balcony and enjoy the view. Also, the staff is very rude.

The hotel is in a great location, at the top of the Promenade des Anglais, the beach of Nice, and close to the old town. The hotel itself is not great - small rooms with thin walls. For the price, which wasn't cheap, you are paying for the view and location. Service was good - with a free upgrade. But given the size of the room to which we were upgraded, I'd hate to see what we had originally.

Great location with a great view!!!
Staff at front desk is really helpful with checking in and introducing the local tourist sights/restaurants.
Rooms are little bit old. But the overall experience is quite satisfactory.

We spend new year eve there, booked from online website (agoda) with a very good price which make it a very good cost/quality deal.
To make it short and simple, location is the most perfect you can get as a couple. Everything close by, ballad, restaurant, bar, beach...
The room are great but we would have prefer higher floor to feel less viewed by the people and to get a better view (1st floor...)
The bathroom tiles need refreshment its moving under your feet, its lacking toothpaste and conditionner.
The cleaningness was not 4star, we found peanuts and hairs on the floor on our arrival.
Service is on point and at the level of a 4star.
Breakfast really good we enjoyed it a lot.
I do recommend but management needs to continue to improve it

Overall, the rooms are small and the bathrooms leave a lot to be desired. The breakfast room has a nice view, but thought the breakfast was overpriced compared to other hotels. We paid extra for a premium sea view room and were first given a room with a view of a tree (how they think this is a sea view is unclear). This room had a terrible shower and it was impossible not to soak the entire bathroom due to missing grout/seals and a nearly useless plexiglass shield.
For our second night, we requested a room with an actual view and got one. This bathroom was somewhat better--still impossible to keep to keep the floor dry, but at least it wasn't completely covered in water.
Both bathrooms had mildew problems and the accompanying weird smells, as you might imagine when the shower water doesn't stay in the shower. I'm not sure what the aversion to a shower curtain is, but it would help.
This hotel has nice views, but there are a lot of hotels with that in Nice. For the price, I'd guess that you can do better. I really don't understand the rave reviews, especially when the shower experience is so terrible. For the price it should be a lot better. And we stayed in the off season when prices were lower.

We stayed here for 5 nights and absolutely loved every minute of it!
Highlights are the views of the sea from the room (5th floor panoramic is worth it to upgrade to), the breakfast (they will deliver it to your room if you ask), and the lovely staff members. Jessica at the front desk was always a pleasure to deal with and went above and beyond to make our stay enjoyable. The cleaning staff also did a very thorough job and were very nice.
The location is literally perfect for Nice and we enjoyed coming home here at the end of our days. Beds are super comfortable, the rooms were spacious enough for 2 of us and we really enjoyed the details (bathrobes, slippers, conditioner, body milk, high quality soap).
Our only complaint is that the elevator is literally tiny we could barely fit two of us in there with carry on bags - a family would need to go up to their room in pairs lol.
Overall we are super impressed and we would stay here again.

My husband and I stayed here during a leg of our honeymoon and if given then chance, we would not stay here again as it is more of a 3-star hotel and not 4 stars. Here is our pro and con list:
Pros:
- Excellent location to shopping, restaurants, etc.
- Good WIFI and AC in rooms
Cons:
- SMALL rooms and the SMALLEST bathroom I have ever been in for a hotel of this "quality". My husband and I are tall (both over 6 feet) and could barely fit in the shower and our knees would hit the wall opposite of the toilet. Parts of the bathroom were also dingy and not kept up.
- They also only had soap in the shower to be used as body wash and shampoo- I would think a "4-star hotel" would provide you with separates of these two.
- Loading and unloading at the hotel is a pain because there are spots for about 2 cars.
- parking for the hotel is almost a half a mile away so not very convenient if you have a car.
- The lobby gives off more hostel vibes than upscale boutique hotel
For the price, I would stay at the Hyatt or Le Meridien as they are in a similar location for around the same price with better amenities.
