The 200 euros/night room does not even have a widow, only a locked technical door into a technical area. So it's normally not even possible to get some fresh air from outside.
I asked if it's possible to get a room with a window, but they only sent someone to come and unlock the door, so that I could ventilate using the outside air. However, because it's a door to a technical area I can't safely keep it open at night, cause anyone could walk in from the technical area.
Result: it is the second night in a row that I wake up in the middle of the night because of the bad smell in the room blown by the AC.
Then in the middle of the night I need to:
1) Get up and temporarily open the technical door.
2) Wait until the AC stink gets outside .
3) Close the door.
4) Go back to bed.
I never had such a bad AC experience in any hotel, not to mention in a four stars hotel. I'm not even sure it currently meets health and safety standards.
On top of it:
* There is no sound proofing at all, so I was woken up again when neighbors left at 6:30 am and slammed their door (doors slam).
* The room was dusty when I arrived.
* For 200 euros/night they don't even provide a kettle/tea, or a bottle of water.
I would definitely and totally *not* recommend it.
UPDATE: after I complained in written form I was moved to a superior triple room, which was wonderful. AC didn't seem to work, but at least it was not blasting out stinky air. I would also like to add that all the staff were very gentle and professional all of the time. So mostly a big issue with the old and poorly maintained infrastructure.
One of the major drawbacks is the location— very far from the city center. On top of that, the noise levels were unbearable. From 7 am onwards, you could clearly hear construction or maintenance work, which made it impossible to sleep in or relax after that time. The staff told us it was coming from outside, but we suspect it might have been related to work on the lower floors. Either way, it was disruptive, and nothing was done to address it.
What surprised me most was the lack of complimentary water, something every other hotel we stayed at in Italy provided. This was a bit disappointing and felt out of place. Despite these points, the quality of the room itself made up for it, and I would consider staying here again, especially thanks to the attentive staff.
Location for me personally perfect, across the street tram.
Kind workers and polite. They helped me everytime when I had a question. Have also a taxiservice to bring you to Central Station Milano for 20 euro & is really fast (depends on tike, I was in night).
Cleaning also. Every day they clean the room put toilet paper.
Facilities good. Breakfast from 7.00 till 9.30
Fridge in the room if you buy some groceries. Television. Lidl is also around the corner.

We are family of four (two adult + two children) - stayed two nights at the hotel, and they insisted on charging us €30 in tourist tax (which is €5 pr adult pr Night). I dont know if it was their lack of english, lack of math or registrering out payment from checking on wrong. But after 15 min of trying to get reception to understand we gave up, and just payed the extra €10.
The location is not great. Neighbourhood is a bit dodgy and run down. Trams are close though. Takes about 30-40 min getting to city center.
The air con on the fifth floor room didn’t really work which means a very hot room.
Housekeeping woke us up at 8.25 wanting to clean our room on our departement day.
On top of that there was renovations at the hotel, which was especially noisy at the 3rd floor room. Lots of drilling and knocking on Walls.
Wont ever come back to this hotel.
