everything from the hot water to the AC worked perfectly.
A special thanks to Natalia at reception for her outstanding assistance. She was incredibly helpful, taking the time to explain everything and make sure my stay was smooth. Her kindness and professionalism made a big difference. Highly recommend this hotel for anyone visiting Rome.
The shower is small, there's very little water pressure. They have an air freshener in the room (next to the door) that's extremely strong. I unplugged it and found out why, there is a horrible putrid sewer smell in the bathroom. This is because they've created all these new bathrooms with the same plumbing system designed for an independent apartment. Breakfast is shameful and had days old items & only includes one coffee. Walls are paper thin. I have NO idea how this hotel is supposedly a three star hotel. Stay away!
The rooms and amenities are not consistent with a 3 star hotel.
I would not only not recommend this place, but I would also avoid it at all cost.
The extra large double room with air conditioning is the best option for summer due to the high humidity in Rome. The summer is so hot and you need air conditioning if you want to rest at nigh withour sweating.
The WC is well, althouth the shower is old. The hotel provides you a tiny soap for the shower. The location of the hotel is so good if you use the Train station Termini from the Airport. But also the hotel is near to a bus net, where you can pick up the buses 490/495/83/62.
On the other hand the Hotel is near to a very good and recommended restaurant for Lunch and Dinner (closed at 00.00) "Al Forno della Soffitta".
The clerks of the hotel are so kind, specially the girl in the morning.
The breakfast in the Hotel is good and cheap for 6€ (in the street you can pay 4,5 for a coffee). It is not a large breakfast buffet, but it is good with Coffee, Milk, Orange juice, sweets, jambon, bread, Yogur...
And as a couple we spend nights and weeks away together very frequently in hotels.
It will be easier to bullet point good and bad views.

Staff are friendly and always smiling
Location is lovely hidden away from the rustle and bustle but still lots of beautiful places to eat and drink and bus is at the end of the road.
Buses are often at the end of the road, so it is easy to commute, and the walk to the bus/train station is about 20 minutes, but uneven paths are so easier to bus with cases and walk other days.
Bad.
Having a room next to reception, you hear the staff banging around and talking, sneezing, coughing, and making coffees.
you hear the other room toilets, taps, and plumbing systems being used, showers being used, talking, and walking around.
We were woken between 7/7.30am every morning by the above and can hear everyone coming in at night. The receptionist just sat on his phone all night talking on video calls, so all in all, a very noisy experience.
The room was OK had worse but it had out it had outdated furniture,
No tea and coffee facilities shower goes hot and cold no matter what time of day you use it. The bed was hard.
We asked for no cleaner, and they still came into our room as the bin was emptied, which had one thing in it from one days use. I felt that if they were going to ignore a request, then at least change the towels over.
The bed was really hard. So, I didn't sleep well. And only one pillow each.
The shower was coming out of the wall too and very small. So you could noy move away from the water when it went cold or too hot.

The lift is very outdated and doesn't always work because it's a manual lift that guests need to remember to close the inside doors or it won't move up and down floors. It fits 2 people comfortably but a squeeze with a suitcase.
Reception is on the 3rd floor. All in all, it felt more like a hostel than a hotel.
We didn't risk breakfast due to other reviews and feedback but there are lovely places around for cheaper and beautiful food so we were happy.
I'm prepared for a rude response from the manager as I've seen how they react to other negative feedback on this site. But I needed to be honest.
We were tempted by night 2 to get a different hotel but one more night and we went venice so we just stuck it out.
We didn't select this hotel it was part of a package from Groupon as a 3 day rome and 3 day venice holiday package. But definitely wouldn't have chosen here to stay.
