After trying several hotels in Precise House's same area of Rome, I can say it is the best one I've found – and I regret not finding it early.
Great rooms, the ones on the top floors have remarkably big balconies, the restaurant's food is great and breakfast was amazing.

The room was warm, and it got warmer after I brought it to the attention of the rude and unfriendly front desk, I followed the other guests for breakfast, and the tall guy asked me for my room number, then said to enjoy. When I checked out I had to pay for the breakfast and was informed that breakfast was not included. Why didn’t the tall guy inform me that breakfast was not included instead of calling the front desk immediately, and telling them to put it on the bill?
I will not be recommending this hotel to anyone.

There is an employee at the reception I believe he is called Francess, sorry for not remembering the name, he is the best hotel receptionist I’ve ever met! Very welcoming and cheerful, made me fall in love with the hotel. He also offered as complementary breakfast. We appreciate him.

Was overall a great stay. Room was serviced each morning. The breakfast was magnificent. The hotel was located in a nice little neighborhood. Going to all the big sites wasn’t an issue since there are bus stops within a short walking distance. Watch out for the shower, water will get over the floor. You’ll see what I’m talking about. Other than that, wonderful hotel.

We’re there staying for 4 days for our honeymoon. It was super disaster. The room unclean at all. The service was awful. Not worth of money. The breakfast was cold seemed they only reheated for one week. Our room was full of mold, moss and dust. I don’t recommend at all this hotel. Also it’s far from city centre about one hour. Four stars feels like two stars. Lack of services and cleanliness. The receptionists also weren’t really helpful. We asked for room with balcony due to our honeymoon but we got room on the third floor with full of dirt. They tried to compensate with the same dirty room as well on the fifth floor. The charging stations were really dangerous and no coffee or tea maker inside the room. The black curtain plus the window couldn’t be opened so the air was really bad and it’s so strong bad smell inside the room. Everywhere it’s so dirty inside the room. We DON’T RECOMMEND AT ALL THIS HOTEL!!

The hotel is in a region not so close to the touristic places, but that's ok.
The major problem to me is that they are not very clear regarding extra fees.
I booked the hotel through their website and they did not mention that the city fee was not included (€ 7,50 / day / person), and that breakfast was also not included (they never gave an option during the booking to include it) and is charged separately € 20 / day / person for the buffet.
On top of that, the room has a dirty carpet and the bathroom was also very dirty. The shower was also not working properly, splashing water in random directions. The blackout curtains did not close all the way, making it hard to keep the room dark.
It's not an expensive hotel, but they could definitely do better for what they charge.

Lovely hotel, but the bathroom in my room was in need of some maintenance. Cracked tiles in the shower, sealant needed replacing, handle on sliding was broken and shower leaked every time we used it. Breakfast was not the best with limited options and a bit pricey at €15 considering the lack of choice. Staff were friendly.

These two stars are for customer service only. The people are nice and friendly. Besides that, the room is terrible! The AC doesn’t work, and the whole building and rooms don’t have windows, which makes it humid and difficult to sleep. The rooms look like a prison, not a hotel. If you’re planning to have a good sleep, avoid this place entirely; it's not worth it!

This hotel used to be top standart but it is left to rot away. There are several water damages visible all around the hotel. The rooms are not clean. I stayed here with a lot of people and all of them reported different things that were broken or dirty in their rooms. The rooms in the upper floors are terrible hot and the windows can not be opend and the AC is forbidden to use because of a law in italy. I could not sleep very well because of the heat (in November!!) The food is not really vegetarian friendly. If you are vegan just don t come here or you need to live of musli and green salad.
I really don t mind a basic hotel, but cleanliness is key and if you try to be a luxury-hotel with 4 Stars than you need to repair broken things 🤷🏻♀️
