Staff are pleasant and helpful too.
Rooms are clean. A bit small but more than adequate for the two of us
My room and the other room however were very small and one was a spea ial needs room and everything was set up for someone in a wheelchair. This was frustrating to my guest as he had to adopt to the very low set up.
My personal room was dirty. The walls were black from not being clean. There were many black, dirty, hand prints all over the room.
If you manage your expectations the location was great. They also have a great room top bar/ restaurant that had great service and decent food. The pool however was freezing at 60⁰. I asked why the pool wasn't heated and I was told that they were going g to close the pool in a few weeks so they didn't want to heat it.
Invest in actual glass cups and coffee mugs, it will save you money over time. A 4 star hotel that uses paper cups in the rooms is bad. I agree also with previous reviews that conditioner should be provided at this price point. Additionally an iron/ironing board should also be in the room. Many other hotels at cheaper rates provide all of the above.
We had only one English Breakfast tea bag and no milk, we were departing early to drive to Florence and so trying to find a room service trolley to raid at 6am would have been impossible i am guessing.
And to top it all off, parking was not included in the room rate, this was an additional €30! In an underground garage that you can just about squeeze a smart car in.
Positives: check in was speedy and friendly.
All staff are very friendly and happy to help.
Great location, only a 5 minute walk from the Colosseum.
Rooftop pool was comfortable with incredible views over the city.
The only issue was the aircon in the room
didn’t work very well which is hard during nearly 40 degree weather.
Okay the hotel rooms are renovated and very nice, there not really a view from the room but the rooms himself are very nice and clean. the shower and toilet are separated and this is very good. Everything was clean and the bed was very comfy.
The room was at the street side, but it is quiet.
We didn't take a breakfast but we used the rooftop bar which is very nice and the view above Rom is perfect. Also the rooftop pool was very good, at this temperatures.
The service stuff was friendly and helpful.
Nearby is beside the antic things also the subway station and in front of the hotel tram and bus.
Restaurants are also very close, like small supermarkets.
The staff were really nice especially one of the receptionists who I believe his name was Cristian but I might be wrong. He was extremely nice to us on arrival with giving us recommendations of restaurants and attractions. It really made us feel welcome and have some great tips.
The room we had was nice and spacious with a great bathroom and great air conditioning. The bed was very large which did require a few.mor willows but we got them quickly after requesting them. The satellite TV could have been better with being very slow at some points but at the end of the day you're out and about most of the time. As we had a first floor room we did hear and sometimes feel the trams going past and at the stop just outside the hotel. So if you are a light sleeper then you might not enjoy it but luckily I am not.
The rooftop bar was a really nice place to get a drink at the end of the day and watch the sunset over the colloseum. They had a nice drink selection and the prices were not too much more than most good bars in Rome.
I would recommend this hotel to anyone as it is a great location with nice facilities and staff.

Starting with the positives; the location is pretty unbeatable. A two minute walk to the Colosseum, and main tourist strip, with stunning views.
We didn't have a lot of interaction with the staff, but they were all very helpful and friendly.
Lobby area is small but nice, and there is also a pleasant bar that offers drinks and snacks. Buffet breakfast was simple but very nice, with the usual selections of bread, eggs bacon, fruit etc. and lots of tasty cakes and pastries.
The hotel was relatively quiet and we had a comfortable stay overall.
So the negatives:
The room itself was very small, much smaller than expected. The bed was not the most comfortable either. The A/C wasn't great and the room gets very hot and stuffy. With the location being on the main tourist strip, a little noise is to be expected and this did not really bother us. As per other reviews, the prices is over inflated given the standard of rooms on offer.
A major decider in us booking this hotel was the rooftop pool. However, this was closed during our stay and we were advised does not open until May- which was not specified anywhere beforehand, this was a major disappointment and had we known this we would changed our travel dates.
Overall our stay was enjoyable, albeit did not meet the high hopes we had beforehand. I would recommend, but just be aware this is a small, simple 3 star hotel and the higher price is based on the outstanding location, rather than luxury.
In terms of the price being close to 400 euros a night, I would hope the pool would be heated. It was not. I would hope the rooms are sound proof or have sound proofing. It does not. The beds would be comfy and the pillows comfy. They where not. I cannot stress enough how much I could hear from EVERYWHERE. Upstairs. Neighbors. Anything outside was heard in our room.
Looking off our balcony, instead of seeing anything cool we had a homeless individuals laying all around the building, really making you feel uncomfortable.
