Located in the new part of Sozopol, about 45 km from the airport of Burgas, 300 metres from the old town, 50 metres from the centre of the new city.
Consists of one 4/5 storey building.
The hotel has 110 rooms.

- Children of any age are allowed.
Children up to and including 1 year old stay for BGN 5 per person per night when using an available cot.
Children from 2 years old to 11 years old stay for free when using an available extra bed.
Any type of extra bed or child's cot/crib is upon request and needs to be confirmed by management.
Supplements are not calculated automatically in the total costs and will have to be paid for separately during your stay. - Pets are not allowed.

Breakfast is amazing and tasty, eggs, fresh cheese, ham, pancakes, fruit etc. 🍉
The location is absolutely incredible, there might be some noise from the street but c'mon you are literally in the center of the city, what do you expect, birds singing only? 😂

The hotel base is outdated, it doesn't feel like you are in a 4-star hotel. There is elevator only up to the second floor so keep that in mind if you are traveling with an elder person or someone with difficulties to walk. The main thing that made impression was the staff. They really don't seem like they want to do any kind of work. People were carrying their heavy bags to their rooms without help of the staff, trying to navigate between the sectors. The two barmen at the lobby and pool bar were asking for tips everytime you wanted to get something even if you have all inclusive and many times we had to wait a lot until the barman smokes his cigarette and comes to give us a cup of water. And if you don't give them a tip, they watch you badly. The second thing that was a little disappointing were the beverages and the food itself. Very wide choice of salads, very little choise of actual main dishes which are not greasy, remade from lunch to dinner or very cold. Little dietary options. The fruits and salads were nice. The alcohol drinks in All-incl. were limited as it is indicated in the information. The soda beverages were extremely bad, and we had to buy drinks from outside, including carbonated water. The coffee was nice but the machines stopped working or required cleaning and I heard some of the waiters saying that they will just cover it so they don't have to clean it. I did not like that you cannot iron your shirts by yourself and you have to pay and give it to someone from the staff to do it. I know it is indicated in the offer, I do not think that for a 4-star hotel they should limit you in this way. The pool is okay but the children's section is extremely dirty with yellow water.
Great attitude from the whole team, impeccable quality and location! Since this year - and All-inclusive.For us this is the best hotel!

But the hotel is not a four-star hotel, at least not by the standards of tourists from Western and Northern Europe. The room was relatively new and clean and the air conditioning worked well in building D.
What surprised me was that half board does not include any drinks with meals, not even water, so in practice you are forced to take full board at an additional cost. We have never been to a hotel like this where half board does not include drinks with meals and we have been to dozens of hotels around Europe.
The pool bar only serves drinks to customers who have purchased full board. You cannot even buy drinks at the pool bar with money. Ice cream is available for full board customers, but you cannot get it from the pool bar and you have to leave the pool area to the restaurant, where you are not allowed to go in a swimsuit. The men working at the bars were nice, however. If you go to a restaurant in a swimsuit to get ice cream, the hotel manager will yell at you.
If you want hot food cold and appetizers warm, this is your hotel. The food is inedible except for ice cream and salads.
The cleaners leave threatening messages in your room, for example, you will have to pay a 20 euro fine if they notice drinks or food in your room. In addition, there are threatening messages in the toilet, if you mess up your towel you will have to pay a fine.
Based on the above, we will definitely visit Bulgaria again, but not at the Villa List hotel.
The mini-fridge in the room does not work. There is no way to block the sun out from your room, so you will wake up with the sun. We also got woken up by housekeeping at 09:00 our first morning.
The food is quite ok, despite there being a very slim selection. The drinks from the bar will vary quite alot. If you are lucky you get a bartender that makes good drinks, or if youre unlucky; one that seems to have never made one before in their life.
The bar in the dining area closed during our stay, so we had only the bar in the reception we could use. There was no pool-bar or any other bar available. The bar also closes at 22:00, witch I think is a little too early..
The reception is not open 24/7, even though the website says it is.
Nothing of the spa is open, and the sauna does not work.
I honestly dont feel like this hotel gives you what they say they will. It didnt really feel like an all-inclusive stay. And it certainly does not feel like a 4-star hotel.
The staff speaks very little english. Only those in the reception speaks a little english, all the others doesnt really speak any or understand any english.
Some of the staff also gives of a very strange authoritarian-vibe, witch can make you feel kinda akward..
But I will say this, they were very helpfull with helping us getting from the trainstation in Burgas to the hotell, explaining to us how we could find either a taxi or a buss (witch btw. is super cheap!). And very helpfull fixing us a taxi to the airport.
They were also super sweet to me when I accidentally dropped and broke a plate. I was so embarassed and went straight back to my table, and they came by with a new dessertplate and a drink for me and my husband and told me not to worry.
Sozopol is a really nice area. The beach is beautifull and the town is very charming. But I will absolutly find other accomodations if I were to visit again. I dont feel like I got what I paid for.
On the other hand, this is definitely not a 4 star hotel. No water, no coffee making facilities, the aircon cannot be adjusted to your desired temperature as it kept on going to very low on its own. The free toiletries were of a very low quality and there was no shower cap or conditioner. Only shampoo and body wash was offered which we did not use and had to buy our own. The towels have seen better days.
The smell from the tubes in the bathroom was overwhelming and even though the bathroom fan was on 24/7, it was not helping and the room constantly smelled.
The area around the pool is in urgent need of refurbishment especially the wooden planks on the ground. The sun loungers and the umbrellas (especially umbrella holders) were probably good few years ago but are now way past their due date.
The worst for me was when I was asked to pay 7lv. per day to use the safe in the room!!! And the receptionist convincing me that this is the practice EVERYWHERE, was even more unacceptable than the charge. I cannot understand how you charge your guests €1000 for 5 nights and you think it’s OK to ask additional €3.50 for the safe. Let alone the fact that we travel extensively and have never, ever until now been asked to pay for the use of the safe.
It is also worth noting that the hotel has an incomprehensible layout. Everywhere small stairs and elevators (which sometimes break). The elevators are also very slow. Expect 10 minutes of wandering in stairs and elevators just to get to the lobby.
Must give a shout out to the staff though who were very helpful.
