I didn't book this hotel, it was booked for me by other people, so I had no options to cancel, I would never book this hotel for myself, due to the fact that it does not have air conditioning, this is very important in the summer in all previous hotels, where I lived during the trip, there were air conditioners, it was a shock to me that there was no air conditioner in Sofia at 30 degrees of heat. And the view from the balcony was terrible! What kind of constructions are these 🤬I didn't want to go out on the balcony at all. In the morning when we were leaving, there was no one at the reception, they didn't even help us with our suitcases, although there was a man working at the reception.

Stayed here for 2 days mid-September 2023. It is a very nice
family owned hotel, there always seems to be a friendly face around. I found the owner very helpful and knowledgeable. My room was very clean and even though I was at the front of the hotel it was very peaceful and quiet. They also have a restaurant nextdoor - Freddo, which has a nice selection of food, reasonably priced,. The hotel is a little outside Sofia. However from Vitosha metro, a few stops from Sofia city centre (and the location of a big shopping mall - Paradise Centre), the no. 64 bus will bring you to within 3 mins walk or so of the hotel. The hotel is very close to the Vitosha mountains - the foot of the waterfall circa 10 mins walk away. It is even closer to the famous Bayona church. I would love to stay there again if in the area.

Gem of a hotel. Just down the street from Boyana Church, with a lovely view of the mountains and plenty of breeze on the balcony. Also a nice cafe and restaurant right downstairs, with a small convenience store next door. The single rooms are small but perfectly clean and comfortable. Owner is kind and helpful and speaks English well. Getting an inexpensive taxi into the city center is easy via the TaxiMe app. Great choice if you want something a bit quieter and with excellent views.

We loved it. Very clean, spacious rooms, very comfortable beds and great location. The host is just the best professional we have met, with remarkable communication skills. Highly recommend Villa Boyana!

The owner is a petty hustler
When we were checking out, the owner arrogantly demanded that, we pay 18leva (8 EURO) for the disposable slippers, which normally are a room amenities and comes free with room just like soap, toilet paper. I paid 8 EURO for the paper slippers, saying " it should be free and you did not informed us if it was with a extra charge" His answer was "NOTHING IS FREE IN MY HOTEL" with a loud arrogant voice. That was shocking. We did not wanna argue and just left.
Fridge was not working, no kettle was in the room (we had to ask for it), the toilet paper was half used a new one was placed for the new arrival, NO RECEPTION service available after 7 p.m. It was not a hotel a rather a guest house no facilities like restaurant, garden, tables etc, the photos on the web side is misleading.
(We checked the the hotel bill and saw he did not put the slippers on our bill what we paid in cash. This could be seen on the cameras of the hotel)

Set in leafy beautiful Boyana, rigth in the quiet centre, a couple of minutes away to the lovely gardens of Unesco designated Boyana church. I have stayed at this place several times when coming to Sofia; it's like coming back to to a family who meet you with all the extras a hotel offers. Unreserved five star!
