Had a pretty good stay here. The location is very good , very close to the old town and on the small, town beach. Breakfast was pretty good. Staff is generally friendly. Room was quite spacious and bathroom was good. Spa was good, range of saunas and a couple of pools.

Decent enough hotel, great location with stunning views. They have some stupid rules though, like only allowed to wear sliders/flip flops round the pool and not being able to leave the pool area for even 5 minutes without having to hand your towel back. We were very happy with the friendly attitude of the staff at the hotel where we came for our honeymoon. It is one of the best hotels in Budva. They are helpful and full of gifts. Great hotel! Very close to the beach and old town! The area is close to the beach but the serrpunding is dirty and messy, so focus on the hotel or the beach haha. Amazing hotel, beautiful view, very clean and absolutely the best staff. I unfortunately punctured my tire very close to the hotel, the owner came and helped me with everything, finding a jack, finding another tire and even putting it on. He drove me around till I found a replacement, made sure I paid a low price on it and even helped me fix it back up! Absolutely the best, 10/10 would recommend!

We were six girls renting one of the villas and we had an amazing time! The villa was even more beautiful than in pictures, we felt we were living in a castle. The service was amazing as well, so helpful and nice people. Would highly recommend this place!!

We have just spent amazing 5 days at the Oak Leaf Residences occupying Villa 1 and 2. Villas are spotless clean, well maintained, equipped and have amazing views over Budva bay. If possible take Villa 2 for best view ever! The staff is always there to help You! Highly recommend Oak Leaf for relaxing vacations!

Visited the restaurant of this hotel by reservation. Everything was great: service, food, sea and mountain views. The place is quiet, beautiful and cozy. Stunning Villa with perfect view. Pictures match 100%. But still for this price service is like on a camping area. Slow, impolite with strange policies. E.g. Checkout before 10 am including unbooked wakeup call at 9 o clock.

Hotel is very nice. Location also. Rooms are same as they are presented on photos. They should clean room better every day. Stuff was great. Food was so bad. No variety, every day same meals without taste, no worthy at all. For that money there are much better option along beach.

Very nice renovated rooms with good WiFi and nice beds. The beach in front of the hotel is dirty, and not very good, the food is just fine but nothing special, while the service is the main reason to avoid Montenegro in general.

Family of 4 stay and we loved it. Spacious rooms, good breakfast and best of all was great service and location. The free shuttle boat to centre was loved by all of us. Beach chair use you pay as a minimum spend but the service and food is great and worth every penny. Also not as busy as public beaches. Trust all the other reviews. This is the best property in Budva. Wonderful friendly and helpful owner, beautiful large new rooms, wonderful bathroom and shower and the most comfortable bed of our one month trip in the balkans! Seriously like sleeping on a cloud. Breakfast was also fresh and tasty! Walkable and central to all Budva has to offer. Do not hesitate to book this wonderful property!

Location is really good and flat you don’t have to climb. Breakfast was incredible. Anywhere you want to go you can go by walk. If you want to use public transportation is really close as well. However, the standard room was smaller than we expected and appeared in the photos. The wardrobe door was hitting the air conditioner, and the bathroom was also small. This is only for the spa. I went 2x. First was a deep pore cleaning for the face. The 2nd time was a pedicure and another facial, all w Mina. I thought I’d have to see a dermatologist when I returned to the United States-but she totally took care of it-I wish I could see her every 6 weeks.

It is not so close for Old Town. 15-20 minutes on foot. The breakfast includes the price but the breakfast is really very poor. The employees are helpfully and smiling. But you should prefer another hotel/home in old city.

Big room, have everything you need. Our apartment was on 0 floor, with easy access to the pool from balcony. Sea could be closer, it will take like 10 minutes to reach it. Wifi is ok, sometimes lost connection by the pool, but it was working perfect in room.
